I often speak to potential sellers who are listing their property with a friend or a family member. If your friend is a top producer, who dedicates his or her time fully to the business then go for it. However, I often notice that sellers list with friends who are just working part time or as a way to gain an extra dollar. Loyalty is a beautiful virtue, but real estate and specially the selling site of it, is a full time business. It requires dedication, experience, contacts, a well-run marketing machine and market knowledge. We are talking about big investments, which should be approached as such by listing with an expert. You wouldn’t hand over your stock portfolio to a friend who is a stockbroker without the proper training, experience or dedication, so you should follow that same example with your Miami real estate investment. A good Miami real estate agent justifies his/her commission and saves you money!

How to Look for a Good Listing Agent?

I often ask potential sellers what their friends will do to sell the house and they have no idea. I ask them what they have sold in the past and they can mention two small sales in the last two years. Check the list below and ask yourself; “Does my realtor have what it takes”?

  • Does your agent have a proven sales track record?
    • Has your realtor sold in your area or homes in your price range or are you his guinea pig?
  • Does the agent have testimonials from previous clients?
  • Does he know the neighborhood you live in and the sales numbers?
    • What has sold, what kind of buyers are looking for homes there, what new developments are coming or even better: does he have clients looking in the area or for your type of house?
  • Does the agent invest in marketing?
    • Do they take professional pictures and videos?
    • Do they send out various emails to a large database of realtors (inside and outside of Miami) as well as to a large amount of potential buyers
    • Do they organize open houses and brokers opens?
    • Do they call other agents to promote the listing?
  • Does the agent track the market to update you on market movements and the necessity to adapt the sales price to stay competitive?
  • Does your agent know how to negotiate a great deal or do they want to get a quick commission check and move on?
  • Is your agent well connected with top producers who always have many buyers to whom the listing can be promoted?
  • Does your agent have a highly trafficked website, social media and zillow/trulia account on which your listing will be featured?

 

If your agent can answer to all of the above, he or she will be a good agent. If not, you might want to interview other agents.
