Hibiscus Island, Palm Island and Star Island are three exclusive and guard – gated islands in the Biscayne Bay along the Mc Arthur Causeway, which connects Downtown Miami with Miami Beach. The islands are often featured in movie shots and are home to the international jet-set and celebrities. Homes on these islands are desired for the many waterfront lots, the exclusivity and safety. Many of the homes on Palm Island, Hibiscus Island or Star Island offer boat docks, which makes the islands extremely desirable by boaters.
Hibiscus and Palm Island both offer approximately 150 homes while the most exclusive island – Star Island – offers only 35 homes, which are all waterfront.
Hibiscus Island homes sell on average for $4.5M or $1,026 per SF. Homes on the island are selling between $1,2M and $14M +. The price per SF for homes on Hibiscus Island varies between $470 and $2,100. Waterfront properties start selling at $4M or between $650 and $1,000 per SF. This is indeed a wide range for starting prices, but the lower-end starting prices are for properties that needed quite the remodeling or renovations while the higher end of the starting prices is for properties that were ready to move in. Homes on this island range between 1,600 and 12,000 SF and are located on lots of 9,000 to 38,000 SF.
Palm Island island homes are selling for an average price of $5,6M or $1,055 per SF. The price range in which these homes sell varies from $1.8M to $11.5M or from $400 to $1,660 per SF. Waterfront properties start at $3.1M or $800 per SF. The 150 homes in this community offer between 2,000 and 12,000 in interior space and between 6,500 and 60,000 SF of lot sizes.
Star Island, the most exclusive of all islands are selling at an average of $17.6M or $1,575 per SF. The most affordable home in recent years sold for $7.1M and one of the most exclusive homes sold for $28M (although the sky is the limit). The island’s large homes of 4,700 to 20,000 SF are located on waterfront lots that start at 40,000 SF.
