The developer has a strong track record, with previous projects outperforming the market. Finally the project is located on an island that is undergoing Strategic Redevelopment encompassing a 13-acre mixed-use development with several other new projects announced.
CONS: Currently, while still under development, the area remains quiet, primarily consisting of homes and older condos.
VERDICT: The Continuum Club and Residences is an excellent choice for discerning buyers seeking water views and value. Offering breathtaking waterfront views in a boutique condo with top-tier amenities, it represents great value in Miami’s current market. The development strikes the perfect balance of being close to both the mainland and Miami Beach, without needing to reside in either. It’s an ideal option for those looking to invest in a rapidly developing area with strong potential for future property appreciation.
9 Cipriani Brickell
PROS: Cipriani Brickell bring the prestige of the Cipriani hospitality brand into every aspect of the building, with staff trained by Cipriani, ensuring top-tier service. Hospitality-branded condos, like Cipriani, tend to outperform unbranded ones, holding their value better and offering white-glove service. The spacious and functional floor plans are complemented by high-quality finishes, featuring warm wood tones and detailed millwork that create a sense of grandeur. Located in the quieter south part of Brickell, the building is easily accessible while still offering a walkable lifestyle.
CONS: Cipriani Residences is not on a waterfront lot, so for those seeking water views, it’s recommended to select units above the 45th floor to clear neighboring buildings. Additionally, the smaller 1- and 2-bedroom units could end up in the rental market, which is something to consider in Brickell’s competitive landscape.
VERDICT: Cipriani Residences is a well-priced luxury condo in Brickell, offering solid floor plans and high-end amenities. For those seeking a more spacious, family-oriented option, the Canaletto Collection on floors 62-78 offers a primary residence feel, ideal for families looking for the comfort of single-family home living in a condo setting.
8. The Residences at 1428 Brickell
PROS: The Residences at 1428 Brickell comes with several advantages. It’s the world’s first high-rise residential tower with a solar-powered western facade, and each unit features 11-foot ceilings and private summer kitchens on the balconies. The project offers well-thought-out floor plans, developed after nearly two years of studying families that fit the buyer profile. Each unit has private elevator access leading to a personal foyer with a double-door entrance. Located on the quieter south side of Brickell, it’s close to highways, less affected by traffic, and in a walkable, peaceful area—perfect for primary homeowners. The building offers a boutique feel with a sense of privacy but still includes ample amenities and services.
CONS: This condo is not situated on a waterfront lot, so buyers seeking water views should consider units on higher floors. Fortunately, with 80 stories to choose from, there are plenty of options available. This is Tech’s first foray into residential condo development, which might be seen as a risk since entering a new market often requires extra effort to establish a reputation.
VERDICT: This condo offers high quality with options to suit various budgets, and its prices are competitive in the new construction market. For those seeking a unique and valuable unit, consider the 02 Line or Residence E-South. This duplex unit features a striking staircase designed as a central sculpture or art piece. 7 Rivage Bal Harbour
PROS: There are only a few brand-new condos directly on the sand, and Rivage is one of them. Situated on the serene and beautiful beach of Bal Harbour, it is just steps away from the world-renowned Bal Harbour shops. This boutique condo features just three large residences per floor, ensuring high privacy with private elevator access for each unit. Like most condos on our list, these residences are designed for primary owners and offer the functionality of single-family homes, with spacious terraces, pantries, 3+ bedrooms, separate living and family rooms, private elevator access, and ample closet space. Access to the building is restricted by a gated entrance at the street level, allowing only residents and their guests to enter the lobby. Each unit includes a private air-conditioned two-car parking garage, and all residences come fully finished with installed closets and blinds. Select units will also feature a private pool and outdoor kitchen.
CONS: Rivage starts at $7 million, with its average price per square foot being among the highest for new construction condos in Miami. Additionally, low-density, amenity-rich condos like Rivage often have higher HOA fees compared to other buildings.
VERDICT: If you desire ultra high-end beachfront living, Rivage is an excellent choice. This highly private, low-density development features only spacious floor plans. Our top recommendation is the B line, which offers the sought-after Southeast view.
6. Six on Fisher Island
PROS: The Residences at Six Fisher Island offer an unmatched level of exclusivity and luxury. Located in Miami’s most prestigious zip code, Fisher Island provides exceptional privacy and seclusion, yet remains just minutes from South Beach and the mainland. The island features a variety of amenities, including golf courses, tennis courts, a spa, and private beaches, catering to those who seek top-quality facilities and privacy.
CONS: Although the island provides a self-sufficient lifestyle with numerous amenities, some people might find the need to rely on ferry or boat transportation to reach other areas inconvenient.
VERDICT: If you value maximum privacy in Miami’s most exclusive neighborhood or seek a luxurious resort-style lifestyle within a tranquil country club setting, Six is an ideal choice. With a wide range of amenities—including tennis, golf, swimming, dining options, and private conference facilities—all on the island, Six represents the pinnacle of resort living, rivaling the world’s most prestigious resorts. Pros: The prestigious Four Seasons name and prime location in Coconut Grove make this development highly appealing. Coconut Grove is experiencing significant growth and demand, with the condo market performing exceptionally well. With no new products currently available, this project stands out, especially since the Vita project is already sold out and Park Grove units are rarely for sale. The same builder and group behind the Surfside Four Seasons, which has the highest price per square foot in Miami, bring top-notch quality to this development. The floor plans are spacious, and there are only four available layouts. Finally, it is a hospitality-branded condo with spacious residences designed focusing on end-users It offers outstanding views and high-end finishes. 2 Perigon Miami Beach
PROS: Nestled in a quieter, residential area of Miami Beach, it features meticulously designed layouts, premium finishes, and captivating views. Elevated 13 feet above sea level and engineered to withstand hurricanes, it provides peace of mind. The condo’s robust security measures and exceptional privacy further enhance its appeal, making it a standout project crafted by the industry’s finest talent, offering a stunning design not is also extremely functional.
CONS: If you prefer being in the midst of vibrant nightlife with restaurants and bars right outside your door, this condo might not be ideal. It offers a more tranquil beachside retreat. Additionally, neighboring condos may be somewhat dated. Finally, the price per square foot is among the highest in Miami.
VERDICT: The Perigon ranks among Miami’s top three new developments, meeting all key criteria. While its price may not fit every budget, those who can afford it will be impressed by its architecture, floor plans, privacy, safety, and services. We recommend the 01 line as the most desirable residence within the condo.

PROS: This project is designed specifically for end-users who value functionality, space, and a true home experience, rather than investment opportunities. Located on a 5-acre bayfront lot, it offers a resort-like environment with a limited number of units, ensuring ample space for residents. You might be secluded on the island but once you step on the mainland there might be traffic and noise (Manhattan style)/ Lastly, this condo won’t be ready till 2028.
VERDICT: A true gem, that has everything to become the next best performing condo in Miami. This condo stands out for several reasons. It’s designed for those seeking a genuine home in the sky, not investors. With spacious floor plans and a 5-acre waterfront location, it offers a resort-style living experience. While prices may be high for Brickell, it meets the demands of discerning buyers seeking long-term value. I have seldomly be so bullish or enthusiastic about a condo, so much so that I reserved a unit myself.
2. Miami Pre-Construction Condos | Perigon Miami Beach
PROS: Nestled in a quieter, residential stretch of Miami Beach, this condominium boasts carefully designed layouts, premium finishes, and captivating vistas. Elevated 13 feet above sea level and engineered to withstand hurricanes, this condo ensures peace of mind. Highlighting its allure are the robust security measures and exceptional privacy provided to its residents. Notably, this project is a fusion of the finest talents in the industry.
CONS: If you’re all about being where the action is, with restaurants and bars at your doorstep, this condo might not be for you. It’s more like a tranquil hideaway on the beach. In addition, the neighboring condos are a bit on the dated side. Finally, the price tag is one of Miami’s highest per SF.
VERDICT: One of Miami’s top 3 new condos that ticks all the boxes. The price tag will not work for everyone’s budget, but those who can afford to live here will be wow-ed by its architecture, floor plans, privacy, safety, and services. In this condo we recommend the 01 line as the most desired residence.
3. Miami Pre-Construction Condos | The Shore Club Private Collection, Miami Beach

PROS: Undoubtedly one of Miami’s most exceptional recent condominium projects, this venture is positioning itself as the ultimate ‘luxury destination’ among Miami Beach condos, rivaling prestigious names like Perigon, Faena, Aman, and Four Seasons Surfside. This project stands as a true masterpiece, brought to life by Architect Robert A.M. Stern, renowned for crafting some of NYC’s most coveted and luxurious structures. Collaborating on this endeavor are Witkoff Development and Miami-based architect and interior designer Kobi Karp. The Shore Club residences will exude unparalleled uniqueness, comprising only 49 exclusive private homes and a 6,000 SF beach house. Complementing this, the condo will offer bespoke services, tailored to perfection, by the prestigious Auberge Resorts Collection.
CONS: This condo is located in South Beach, the busiest and most touristy part of Miami Beach.
VERDICT: Geared toward individuals seeking an elevated level of privacy and security, this condominium has prioritized safeguarding buyer confidentiality from the very outset. Following my visit to the project, I firmly believe that the most sought-after configuration will be the ‘A-line.’ Situated with an eastern exposure, this unit also boasts sweeping southerly vistas that extend down to the South of Fifth neighborhood.
4. Four Seasons Private Residences Coconut Grove
The Four Seasons Private Residences will consist of 70 units spanning across 20 stories. With spacious floor plans ranging from 2 to 4 bedrooms, each unit will boast stunning bay views. This project was just recently announced and very limited marketing material has been released. The David Siddons Group has personally visited this development multiple times and can provide exclusive insights. PROS The Four Seasons Private Residences are situated in Coconut Grove, a neighborhood with a robust condo market experiencing high demand for ultra-luxury properties. Notably, these residences feature spacious floor plans with breathtaking bay views. While lacking a hotel component, the inclusion of Four Seasons services is a significant advantage, ensuring adherence to high standards. In addition, there is a clear correlation between hospitality-branded condos and top-tier performance. Finally, the development team boasts an impressive track record, with Ugo Colombo’s CMC renowned for innovation in the Miami luxury condo market, and Fort Partners notably involved in the successful Four Seasons Private Residences in Surfside.
CONS: It is by far one of Miami’s priciest new condos. Other than that I have not really found a negative aspect to these residences
VERDICT: Geared toward individuals seeking an elevated level of privacy and security, this condominium has prioritized safeguarding buyer confidentiality from the very outset. Following my visit to the project, I firmly believe that the most sought-after configuration will be the ‘01-line or the 02 line which are the large corner residences. 5. Miami Pre-Construction Condos | Vita Grove Isle
PROS: Vita’s floor plans are functional, provide deep balconies, and offer beautiful views. Vita is located on a gated island just off Coconut Grove, one of Miami’s safest and most desired neighborhoods. All the units in this condo will have water views, while some might also enjoy additional city/skyline views. What sets Vita at Grove Isle apart is its top-notch finishes. It truly is unmatched. All the units offer 3+ bedrooms and could function as a single-family home. The fact that there are no smaller one or two-bedroom units, gives it more of a primary nature with less possibility of units going up for rent. In addition, the Grove attracts many families and has always had a shortage of ultra-luxury condos. This high demand and short supply are promising for future resale.
CONS: Vita is just not located in a walkable location compared to Park Grove, Mr. C, or Grove at Grand Bay, which allows owners to walk to and from restaurants. The surrounding buildings are not high-level condos and date back to 1980. There are 50-something parking garages available for 65 units. Most of the residents will be able to get a garage, but for those that don’t, there is only valet parking available. Not an issue for some people, but many of my clients prefer to park their own cars.
VERDICT: A high-end condo with a spectacular team behind it. The units are in line or even more affordable per SF than many other top new condos in Miami. All floor plans are good, it all depends on the kind of views you wish to have.
6. Miami Pre-Construction Condos | Six on Fisher Island
PROS: The Residences at Six Fisher Island offer an unparalleled lifestyle of exclusivity and luxury. Situated in Miami’s priciest zip code, Fisher Island provides unmatched seclusion and privacy while being just minutes away from South Beach and the mainland. The island boasts an array of amenities including golf courses, tennis courts, a spa, and private beaches, catering to those who value top-notch facilities and privacy.
Six Fisher Island stands out as the last new construction project on the island, offering resort-style amenities and concierge services. With only 51 units, buyers can enjoy spacious floor plans with unobstructed bay views. The project is designed to cater to primary residents seeking large residences on a large footprint, making it highly desirable for both investors and end-users.
What sets Six Fisher Island apart is its low-density design, expansive floor plans, and an abundance of amenities. It offers a wide range of ultra-customized services, including lap pools, resort pools, restaurants, private dining options, and two guest suites. The project’s unique location and unobstructed views make it an irreplaceable gem in the Miami real estate market.
CONS:Beyond budget considerations, one aspect to bear in mind is the condo’s location on a private island. While the island offers a self-sufficient lifestyle with a plethora of amenities, some individuals may not appreciate the reliance on ferry or boat transportation to access other areas
VERDICT: If you prioritize utmost privacy in Miami’s most prestigious neighborhood or aspire to embrace a lavish resort-style lifestyle within a serene country club ambiance, Six presents itself as the perfect fit. With an array of amenities at your disposal, including tennis, golf, swimming, dining options, and even private conference facilities, all within the confines of the island, Six epitomizes resort living at its finest, rivalling the most esteemed resorts worldwide. Equipped with all the necessary features, this condo possesses the potential to become one of Miami’s top-performing residences.
7 Miami Pre-Construction Condos | Rivage Bal Harbour
PROS: There is only a limited amount of brand-new condos on the sand, but this is one of them. Rivage is a boutique condo that only offers 3, very large residences per floor. This low-density tower therefore scores high on privacy since all units are accessible via private elevator. Just like most condos that made it to our list, these residences cater to primary owners and are functional like single-family homes. Think of large terraces, pantries, 3+ bedrooms, a separate living and family room, private elevator access, and plenty of closet space. Not everyone can access the condo, as the building will have a gated entrance at the street level. This gate will ensure only residents and their invitees can enter the lobby. Every residence has a private elevator, and this condo offers a private air-conditioned two-car parking garage. The units at Rivage will come fully finished with closets and blinds already installed. Every bedroom in this condo offers a fully finished wardrobe. Select residences will boast a private pool and outdoor kitchen.
CONS: Rivage starts selling at $7M, and its average price per SF is among the highest for Miami’s new construction condos. In addition, low-density condos like Rivage that are amenity-rich tend to have higher HOA fees than other buildings. Finally, Rivage will have medical office space in the building. This might not be the worst thing for many people, but it does take away from the privacy element and might make building/valet areas busier during certain hours.
VERDICT: Not a project for all budgets, but if you can afford it and want to live near the beach, then this is the condo for you. This extremely private and low-density project offers only large floor plans, but our best pick is the B line, which offers the preferred Southeast view.

- Desirable Location: Situated on one of the last waterfront lots in Brickell, the St. Regis offers a prime location in the southern part of the neighborhood. This area provides easy accessibility to the city center without the traffic limitations often experienced in the core of Brickell.
- Distinctive Luxury: With a dearth of true luxury condos in Brickell, the St. Regis stands out as a premier option, filling a demand for ultra-luxurious residences. Its brand-new status and exclusive offerings make it a unique and highly desirable property in the market.

- Delivery Timeline: With a projected delivery date in 2027, the St. Regis is one of the last new construction condos to be completed. While this may mean a longer wait before moving in, it’s essential to consider the timeline when planning your real estate goals.
VERDICT: St. Regis is tailored specifically to individuals in search of expansive residences that offer the same conveniences and advantages as a traditional single-family home. Drawing from personal experiences, I am convinced that the closer a condo residence comes to replicating the benefits of a house, the greater its likelihood of success. Brickell presently lacks a broad range of genuine primary residences that can serve as viable substitutes for single-family homes. Securing a spacious 4-bedroom unit, particularly one surpassing 3,000 square feet, poses a considerable challenge in this locale. Luxury residences are relatively scarce, despite increasing demand for such units. While the desire for large primary living spaces is growing, only a handful of new condominiums are being developed to accommodate this demographic. Considering its exceptional Bayfront location, dwindling availability of waterfront lots, focus on primary residences, and association with the esteemed St. Regis brand, I am confident that this condominium will excel in performance.
9. Miami Pre-Construction Condos | The Residences at 1428 Brickell, Brickell
PROS: 1428 Brickell offers lots of pros. From the solar backbone of the western facade, making it the first partially solar-powered high-rise residential tower in the world, to the 11-foot ceilings and private summer kitchens on each balcony. CONS: This condo is not located on a waterfront lot. This means that those who cherish water views need to look at higher-floor -units. Luckily for those buyers, the condo offers 80 stories, hence there is enough to pick from. This is Tech’s first venture into a residential condo development. Although making an entry makes you probably work twice as hard to make a name for yourself, it can still be seen as risky by some.
VERDICT. A high-quality condo with many options for different budgets. The prices are competitive in the new construction market. If you are looking for a truly unique unit with good value, please consider the 02 Line or Residence E-South. This is a duplex unit that features a large staircase in the middle of the unit, which is designed to be a sculpture or piece of art within the unit. 10. Cipriani Residences, Brickell
PROS: The Cipriani family integrated the prestige of their hospitality brand to flourish in each aspect of the tower, and the staff will undergo training by Cipriani, which is essential to note, as service is at the building’s forefront. In a recent study, we found that hospitality-branded condos outperform unbranded condos. Besides the added value of white glove service, hospitality brands hold their numbers better.
The floor plans are well-considered, large, and functional The finishes at Cipriani Residences set a different tone than we have seen in the general new construction market. Given the extensive millwork and warm wood tones, you will feel a greater sense of warmth and grandeur throughout the building, from entering the grand lobby to the residence’s kitchen cabinetry. Although one can customize the finishes in their units, the quality of the interior design throughout the common spaces will be unique compared to other projects. Cipriani is located in the south part of Brickell, which is less busy, and makes it easier to enter and exit Brickell. It is still a very walkable part of Brickell.
CONS: The Cipriani Residences are not located on a waterfront lot, and if you want a water view, we recommend selecting a unit above the 45th floor (as it will surpass any nearby buildings). In addition, the condo project also offers smaller units (1 and 2-bedroom units) which in a market like Brickell, might end up in the rental market.
VERDICT: Cipriani is a competitively priced luxury condo in the heart of Brickell. There are several good quality floor plans, but if you are looking for a large, prime unit, we suggest the Canaletto Collection on floors 62-78. This selection is a true primary residence, designed to match the comfort of a single-family home and ideal for families that are looking for a condo that resembles single-family home living.
