What is the best luxury condo building in Brickell?
Asia, Four Seasons, Carbonell, Santa Maria, Jade and Bristol Towers come at the top of this pile. Asia is the most ’boutique’ of the buildings in this line up with the fewest number of numbers in the building. Santa Maria has some very large spectacular units with direct ocean views, which is why it often holds the top spot for the most expensive units sold in Brickell each quarter. Four seasons has exceptional services that people have come to expect from Four Seasons. It has a ‘resort’ feel pool, superb in-house dining and the Equinox Gym found on the 4th floor. Carbonell on Brickell Key has been excellent finishes, a great lobby, is very well run and has many units with spectacular water views.

There are a number of new Condos in Brickell being touted as high ‘luxury’. These include: Brickell Flatiron, SLS Hotel and Residences Brickell, The Bond at Brickell, Echo Brickell and even Brickell City Center. These usually start at $700 per sqft and are set to compete with the resale luxury Condos of Asia, Four Seasons, Carbonell, Santa Maria, Jade and Bristol Towers.

This is a tough one, but more often than not families require park space and areas for children to run around freely without the hazards that can often exist in busy built up urban areas. As a result Brickell Key always comes out on top.
The reality is that many couples who start a family will all to often move in the neighboring single family communities of Coconut Grove or Coral Gables, unless of course this is a part time or holiday residence for the family, then the ‘lock up and leave’ psychology comes into play and they will choose a Condo. Even then some do look to the condos in more ‘family friendly neighborhoods’ like Coconut Grove

What is the best condo in Brickell in terms of amenities and services?
Icon Brickell was considered for a while to have the best amenities – certainly the biggest swimming pool, spa, gym and restaurants all within the building: Cipriani’s plus several others. This building has sadly been dogged by structural problems and a large pending assessments due to cracks in the pool takes it off the list.
Four Seasons carries the strong four seasons brand and delivers everything (at a price) that you expect in a resort/ hotel environment. What will be interesting to see is how the new SLS building with its signature amenities will compete with the Four Seasons.
Two Tequesta Point and Three Tequesta Point deserve an honorable mention as does Santa Maria. The Tequesta buildings have great services with a very personal touch all encased in the full service neighborhood of Brickell Key: Supermarket, restaurants, dry cleaners even a coffee shop make this a great little self sufficient community. Santa Maria because it has the biggest land footprint in Brickell – its own Marina, a roof top gym, convenience store and more.
