Kendall Real Estate vs. Coral Gables Real Estate: More Land, More House, Same Budget
Buyers with $2M to $5M to spend in Miami almost always start in the same three places: Coral Gables, Coconut Grove, Pinecrest. Those are the names every “best of Miami” feature repeats, so they’re the only ones most relocation buyers know to search for. When all three come back over budget at $3M, buyers don’t think they picked the wrong neighborhood. They think they’re priced out of Miami. They’re not. They’re priced out of three neighborhoods.
The buyers who look further tend to want the same thing: 4 to 5 bedrooms, a real lot, a pool, newer or move in ready, around $3M. East of the Palmetto that combination usually means a trade off: less land, an older home, or a higher number. $2M–$3M: Where the Land-and-House Equation Still Works
At this level, Kendall is producing 4- to 6-bedroom homes in roughly the 2,600–4,000+ square-foot range, often on lots well beyond a quarter acre and, in some cases, approaching half an acre or more, with pools and substantial outdoor space.
It’s the combination that is becoming increasingly difficult to find in Miami: newer construction, meaningful land and a price below $2.65M. This is the entry point for the buyer who wants a foothold in Kendall’s land and scale without stretching past $3M.
In the Falls corridor of Kendall, 10251 SW 136th St closed at $2,648,500: a 2019-built home with 4,017 square feet on a 21,114-square-foot lot.

$3M–$4M: Where the Extra Million Changes the Property
Move up a tier and the product changes meaningfully, not incrementally. Current inventory and recent sales include homes around 4,000–4,600 square feet on lots ranging from roughly 22,800 to 40,400 square feet, alongside properties that go substantially larger.
In the Falls/Killian corridor of Kendall, 11062 SW 91st Ave closed at $3,750,000 — built in 2024, with 5,242 square feet on a half-acre-plus lot.
It’s a clean example of what’s achievable at this level. Where $3M elsewhere can buy a smaller footprint on a smaller lot, $3M–$4M in Kendall can buy genuinely estate-scale, newly built product on land that keeps pace with the house. This is where Kendall’s market is particularly compelling for buyers prioritizing newer or remodeled home.

At this level, Kendall’s inventory becomes genuinely estate-scale. A perfect example is 11395 SW 88th Ave, which closed in June at $4.65M. Built in 2026, the five-bedroom home offers 5,063 square feet of living space on a 0.78-acre lot, with a pool, three-car garage and high-end finishes.
That’s more than three-quarters of an acre with brand-new construction, at a price below $5M. But the sale is just as interesting as the property itself. The home originally came to market at $5.495M, was reduced to $5.195M, then $4.995M before ultimately closing at $4.65M. The property was never the question. The market’s willingness to pay for it at the original price was.
That distinction matters at the upper end of Kendall’s market. At $4M–$5M, buyers aren’t simply shopping for “value” anymore. They’re shopping for scarcity: substantial land, new construction, architectural quality and the privacy that is becoming increasingly difficult to assemble at this budget elsewhere in Miami. This is where Kendall stops looking like an alternative and starts looking like its own luxury market.

Kendall’s Location Is Part of the Value Equation
Kendall’s location is one of its strongest advantages. It sits within the same broader South Miami corridor as Coral Gables, Pinecrest and South Miami, giving families convenient access to major employment centers, private schools, shopping, dining, recreation and golf. And within Kendall itself, buyers are choosing among established private residential communities rather than simply buying into a generic suburban market.
Riviera Schools, Gulliver Preparatory’s Kendall-area campus and Westminster Christian School are all accessible from the market, alongside the parks, youth sports and everyday amenities that make this part of Miami so attractive to families.
For a buyer working with $2M–$5M, that combination of accessibility, established neighborhoods and substantially more property for the budget is a large part of Kendall’s appeal.
What the Same Budget Buys Elsewhere
The three Kendall examples above range from $659 to $918 per square foot, with an average of roughly $770 per square foot. More importantly, each combines substantial living space with meaningful land, including newer construction at every price tier.
For comparison, luxury pricing in Pinecrest is currently around $1,300+ per square foot, while Coral Gables ranges from roughly $1,700 to $2,000 per square foot, depending on the area.
The point isn’t that every Kendall property trades at $770 per square foot, or that every home in Pinecrest or Coral Gables commands the numbers above. The markets are too varied for that.
The difference is what happens when you apply those price levels to a $2M–$5M budget: in Kendall, that budget can still reach the combination of land, scale, privacy and newer construction that becomes considerably harder to find in Miami’s more established luxury markets.
