What’s Coming Next to Fort Lauderdale’s Most Iconic New Construction Waterfront Address

There’s one project that comes up in almost every serious buyer conversation I’m having about Fort Lauderdale new construction right now, and it’s not because of the marketing. It’s because of what’s actually happening on the ground.

Pier Sixty-Six completed its billion-dollar transformation under Tavistock Development Company, delivering a full luxury resort, a reimagined superyacht marina, private residences, a dozen restaurants, and the restored, rotating Pier Top, the tower the City of Fort Lauderdale designated a historic landmark in 2024. That was Phase One. Now Tavistock has filed plans for Phase Two, and the details are worth understanding if you’re thinking about buying into this property, or anywhere near it.  Here’s a grounded look at what’s proposed, what’s already delivered, and what the window looks like for buyers today.

Phase Two, By the Numbers

Tavistock‘s Phase Two plans call for four new residential towers on the roughly eight acres of the Pier Sixty-Six campus that sit east of the 17th Street Causeway Bridge, parcels that were always part of the larger site but hadn’t been developed yet. Each tower rises 23 stories to about 270 feet, and together they’re planned to deliver 339 owner-occupied residences. No hotel units, no short-term rentals, this is a residential expansion.

The eight acres are split into two parcels. One tower (Building A) is planned for the 1.4-acre site north of the causeway, with 101 residences. The other three towers sit on the 6.6-acre south parcel: Building B with 90 residences, Building C with 75, and Building D with 73.

Every residence across all four buildings is designed with a waterfront view, and the towers are shaped to taper and shift as you move around the site, opening view corridors instead of blocking them. Ground-floor retail and dining will run through each building’s podium, with office space above, and Tavistock has included plans for a grocery store, a genuine convenience that this stretch of the barrier island has needed for a while.

The design team behind Phase Two is 10 Design as lead architect and EDSA handling landscape and land planning, with Flynn Engineering on civil and Moffatt & Nichol on the marine side. Part of their brief was honoring what came before: the original 1960s hotel and its landmark rotating Pier Top lounge shaped the new towers’ design language, which is a nice thread of continuity for a property with this much history.

The Water Is the Whole Point

The most interesting move in this plan isn’t a building, it’s what’s happening between them. Tavistock is carving out roughly one acre on the south side to create a brand-new water basin, which expands navigable water on site and pulls the architecture toward the waterfront rather than away from it. Around it, plans call for a waterfront promenade stretching close to a mile and a half, connecting the original Pier Sixty-Six on the north side to the southern parcels near the Harbour Inlet neighborhood.

Tavistock is also partnering with the City of Fort Lauderdale and the Florida Department of Transportation to activate the space underneath the 17th Street bridge itself, turning underused real estate into a public gathering space that physically links both halves of the campus.

A few sustainability details are worth mentioning for buyers who care about how a project is built, not just how it looks: the landscaping leans on native, drought-tolerant plantings, the lighting plan uses turtle-friendly amber fixtures to protect nesting sea turtles along the coast, and there are plans for a 3D-printed coral reef inside the marina designed to rebuild seawall habitat for native marine species. It’s a level of environmental detail you don’t see in every waterfront proposal.

This isn’t a standalone condo tower being dropped into a neighborhood. It’s the activation of a master plan the City and Tavistock put in place back in 2018, when the development agreement first unified the north and south sides of this 32-acre property under one long-term vision.

What You Can Actually Buy Today in Pier Sixty-Six Phase One

While Phase Two moves through planning and entitlement, a process that typically takes time, Phase One is complete, sold significantly down, and still has real inventory, though not much of it.

Sixty-five percent of released Phase One inventory is sold. What’s left: seven Resort Residences, eight Azul homes, and roughly half of the Indigo collection. That’s your widest selection remaining right now, and it’s shrinking.

Worth understanding why Indigo shows more availability than the other two collections: it’s simply the newest release, not a softer product or a weaker position. Resort Residences and Azul launched sales in fall 2022, while Indigo didn’t launch until October 2023, about a year later, as the final collection to come to market. Indigo also delivered later, receiving its certificate of occupancy in September 2025, the milestone that marked full completion of all residences across Phase One. Being roughly half-sold on the most recently released, most recently delivered building is a normal absorption curve, not a signal about demand.

The Resort Residences run two to four bedrooms across 1,645 to more than 3,800 square feet, and they’re the only Phase One homes eligible for Pier Sixty-Six’s rental management program, worth knowing if income flexibility matters to you. Azul and Indigo residences come with a private plunge pool on the terrace, Italian cabinetry, Sub-Zero refrigeration and wine storage, Wolf cooktops and ovens, Grohe fixtures, Kohler smart toilets, and flooring included. Blended pricing across both collections runs around $2,000 per square foot, which holds up well given everything operating around these buildings today.

Living With the Marina as Your Backyard

Pier Sixty-Six’s marina runs 5,000 linear feet with 164 slips, no bridge restrictions, and high-speed in-slip fueling, it can accommodate vessels up to 400 feet. As an owner, that comes with preferred slip pricing and fuel and provisioning discounts. For serious boaters, that’s not an amenity, it’s infrastructure.

The property also recently debuted a floating pickleball court anchored inside the marina, full-size, open water on all sides, superyachts as the backdrop. Beyond the water, there’s a 13,000-square-foot spa reserved for owners and hotel guests only, a dozen restaurants, a multi-level pool deck with a VIP pool and private cabanas, a separate adults’ pool, a fitness center and Pilates studio, and an invitation-only Club that ownership gets you into as a founding member.
