Miami’s real estate market has been on fire and inventory is being absorbed faster than ever. Developers are now responding to this overwhelming demand with the announcement of several brand new condos that are to be released between 2023 and 2026! We have recently published an article showing you an overview of Miami’s newest condos, their average sales prices, best floor plans and what makes them stand out in the crowd. In this blog however we wanted to show you the best options for different budgets. For each budget we will give you some options of new Miami condos with their best floor plans. This does not mean the condo does not offer inventory in a lower or higher price range. At this price level the current pre-construction condos in Miami will offer you penthouse level residences. Not all of the projects have released this information or offer units at this price range. The Perigon Miami Beach
One really good example on how to spend $10M in the Miami pre-construction condo market is the just announced Perigon condo on the sand of Miami Beach. The Perigon offers 72 luxury residences and 10 guest suites and will be 18 stories high on an oceanfront lot on 5333 Collins Ave. The residences will range from 2 to 4 bedroom residences and from 2,100 to 6,700 SF. The team behind this project consists of some superb names such as architectural firm OMA and design by Tara Bernerd. There will be direct, private elevator entry to each residence, gracious 10-foot ceilings with floor-to-ceiling windows and private 10- to 12-foot-deep terraces designed to provide direct views of the Atlantic from every residence.
For this budget you can get one of the building’s two preferred lines: the 01 line or the 06 line
The o1 line covers the east facing tip of the building. These units have east, south and north exposure and of course spectacular ocean views. The 01 Line residences are very large, provide for a great flow and offer one large wrap-around balcony as well as an additional private terrace. Three of these units were already sold before the project launched and we are waiting for the next release of 01 units. Prices are expected to be around $20M. - Floor 3: 3 bedrooms, 4,5 bathrooms and 3,073 SF,
- Floor 4-10: 4 bedrooms , 5.5 bathrooms and 4,869 SF

The 06 Line is the second most desired floor plan is the 06 line. The 06 line is the west facing line, which is the second largest residence in the building. This unit provides for north, south and west facing views, but because of the shape of the building also provides for ocean views (east facing). A wrap-around terrace covers the unit and offers bay as well as ocean views. Currently there is no 06 line unit available. The next release will happen soon and prices are expected to be around $15M
This project starts selling just north of $4M.
The Waldorf Astoria Residences Downtown Miami
One of the fastest selling new developments in Miami. The Waldorf Astoria is about to change Miami’s skyline forever with its 100 floors and 1,049 ft of spectacular architecture. The residences start from the 42nd floor all the way to the 100th floor. Nowhere else in Miami can you live this high up. We dedicated an entire blog on the Waldorf Astoria residences and why it stands out (Some of its selling points: very large, fully finished residences, spectacular design, completely unobstructed views and the Waldorf Astoria signature white-glove services).
The beauty of the penthouses at the Waldorf Astoria in Miami is that they can be fully customized. Buyers can choose between a half-floor unit, full floor unit or a duplex residence. There is space for a pool at the west side of the penthouse residences, and penthouses come with an upgraded selection of finishes that will be released shortly. As the finishes are not finalized yet (as per February 2022) clients can choose their own finishes in cooperation with the development team. Even better, prospective buyers are given the opportunity to sit with the architects and design team to draw their own residence according to their desires. The project also offers the opportunity to purchase a fully furnished penthouse (please see below video). These residences will have gorgeous high ceilings of 13 ft.

The price in Cube 9 (the last cube of this 1,047 SF tower) is approximately $3,000 per SF. Two of the penthouses have already been sold. Penthouses start selling at $37M.
Five Park in Miami Beach
Located just steps away from South of Fifth, we love this project for its spectacular views and large floor plans. Five Park is a project by Terra, the developer of (in our opinion) some of Miami’s most outstanding and desired condos. This brand new Miami condo offers several half-floor and one full floor penthouse. If you want 360 degree views over the ocean, bay, Fisher Island and Miami Beach then this is your unit.

Five Park in Miami Beach
Five Park is one of the few brand new projects in Miami Beach. Five Park is just a bridge away from very desired and chic South of Fifth, home to some of Miami’s swankiest restaurants. Why would you buy at Five Park besides the location? Because the project offers some superb floor plans and you can enjoy mesmerizing views over the bay and the ocean. Additionally because of the developer behind this project, which is Terra. Terra also developed Park Grove and Eighty Seven Park. Read here why that matters. If you are looking with a budget of $5M-$10M, you definitely will have to consider the 01 or the 03 line at Five Park. These are the spectacular corner residences that offer open space and great flow. The 01 line is a very large 3,186 SF unit with a 1,083 SF balcony providing for 180 degree views (East, South and West) which include the bay, the city, the port of Miami and the ocean. The ocean can be seen from the living room as well as two of the bedrooms (not the master bedroom). The 03 line offers 180 degree views on the other side of the building (North, East and West) covering the bay, the city, the park and the ocean. This line offers 2,615 SF with just under 1,000 SF of terrace. The 01 Line starts selling at $7.3M while the 03 lines starts at $6.8M
St Regis in Brickell
The St Regis in Brickell is one of the newest buildings in Miami (So new, it has not officially launched yet). The St Regis Brickell is an amazing condo project that offers superb floor plans, beautiful finishes, breathtaking views and of course a brand name that is unparalleled in the hospitality business. There are two floor plans at St Regis Brickell that really stand out, these are the A line and the B line. Both floor plans are corner units with the A line covering the northeast corner and the B line the southeast corner. These lines are very similar with 4 bedrooms, approx. 3,400 SF of living area, 11 ft ceilings, a spacious and deep balcony and mesmerizing bay views. The floor plans are designed to maximize space and views and offer a great flow. The ST Regis is one of our favorite new construction condos in Miami. These lines will start selling in the $6M range.
As mentioned in the first section, the Waldorf Astoria Miami is about to change Miami’s skyline with its spectacular design. The tower is desired because of its large, fully finished residences, spectacular design, completely unobstructed views and the Waldorf Astoria signature services. At this price level we are looking at Cube 8, which are the residences from the 80th till the 89th floor. The Sky Residences, as the units in cube 8 are called, offer spectacular views. Important to know is that in cube 8 there are four floor plans and of each there are only 8 units. Unique and good floor plans are one of the pillars of a good condo investment. Another important aspect is that the Sky Residences will have the same finishes as the penthouses, which is an upgraded package of only the best quality.
The best floor plans are the 01 and the 02 lines. The 01 line covers the northeast corner of the building offering 4 bedrooms, 4.5 bathrooms, a media room and a den. The unit offers 3,575 SF and 253 SF of terrace. A very large residence with private elevator access, great flow and the master bedroom with east views.
The 02 line covers the southeast corner also providing for 4 bedrooms, 4.5 bathrooms, a media room and a den. The unit offers 3,542 SF and 253 SF of terrace. A completely different lay-out than the 01 line with a different distribution and the living room facing the southeast.
These units range between $8.5M and $9.5M
The Bentley Residences, which are expected for 2026 will be located on a beachfront parcel while standing 749 ft tall with 60 stories in total. The Bentley condo will offer 216 residences in total with 4 units per floor. The luxury tower is designed by the top US property developer Dezer Development (the developer behind Porsche Design Tower and the Residences at Armani Casa) together with the world-renowned architectural firm Sieger Suarez Architects, in collaboration with Bentley. The presence of the Bentley Design Department plays a big role in the development of the building, ensuring that the Bentley DNA lives on. Built to suit luxury car owners, Bentley Residences will also feature Bentley’s patented car elevator, with each residence having its own in-unit multi-car garage. Units will offer 11.5 ft ceilings and can be accessed via a private elevator. Each residence offers a large terrace with an outdoor shower and a balcony pool. The cylindrical luxury tower will be the first Bentley-branded luxury residential tower in the world.
The best floor plans are the east facing units, which are the 01 and 02 lines. The 01 line has north and east (ocean) exposure, while the 02 line offers south and east exposure. The both offer 3 bedrooms, 3,014 SF of interior space, 1,552 SF of private garage and between 1,100 and 1,800 Sf of balcony with a private pool.
Both residences are asking between $5M and $8M in pre-construction. The west facing units start selling at $3.5M.
This project launched several weeks ago, we reserved 5 units and today I learned the first tower is almost completely sold! The brand new Ritz Carlton in Pompano Beach consists of two towers; one called the Beach Tower and one called the Marina Tower. The beach tower is located on the ocean while the Marina tower is located just behind the beach tower on the waters of the intra-coastal. The project comes with a private marina and very spacious floor plans. Of course the units will be very high-end with signature Ritz Carlton services and the best amenities imaginable. Custom interior details are designed by Piero Lissoni who also designed the Ritz Carlton Residences in Miami Beach, which is one of Miami’s most successful pre-construction condos. The prices per SF are very affordable if you compare them to similar projects in Miami.
This condo only has the corner units left, which are the 01 and the 04 line. The 02 line is fully sold, the 03 line has one unit left. The o1 line starts at $5.2M and the 04 line starts selling from $4.5M. Both the 01 and the 04 line are ocean facing corner units with 4 bedrooms and 3,000 SF+ of interior living space with a large wrap-around terrace.

Baccarat Residences in Brickell
The price range gets you into an 01 Line at the Baccarat Residences. Why do buyers choose Baccarat? 1. Its location right on the Brickell River with great walkability and a dock for drop-off and pick up, 2. Unobstructed views of the city and bay right where the river meets the bay and 3. the brand name that brings 250 years of prestige.
Onda Bay Harbor Islands
Onda is a boutique condo with just 41 residences located on the Bay Harbor Islands just minutes from Miami Beach and Bal Harbour. The project’s location allows for wide bay views and the team behind this project is truly a line up of the industry’s best: Arquitectonica (Architect), Ugo Colombo & Valerio Morabito (Developers), Enzo Enea (Landscape design) and Carlo & Paolo Colombo (Interior Designer). All of the floor plans are large with large living areas (starting from 1,800 SF for a 2 bedroom unit) and offer an open floor plan. Additionally most of the units offer a den. The project offers a private marina wit 14 slips ranging from 30-55 ft, which is very much in demand with buyers.
The 06 lines is a large flow-through corner residence that is currently trading for $5.2M. This floor plan offers 3,523 SF and 4 bedrooms. Another option is the 04 line. The 04 line offers 3,521 SF, 4 bedrooms, a den and two large terraces. They range in price from $4.5M to $5M.
The large 03 line units are trading in the lower $4M range for 3,000 SF. Current prices at Onda range from $1.6M to $7M for a penthouse. Call us for additional options and to compare this project to other pre-construction condos.
Aston Martin Residences, Downtown Miami
The Aston Martin Residences in Downtown Miami offer some expansive floor plans with views over the Miami River, city and the bay. Residences offer 10 ft ceilings, premium white marble flooring and balconies with finished porcelain flooring. This is a full-service building with concierge and hospitality-inspired services and Super Yacht Marina facilities
In this price range the best floor plans are arguably the 02 and the 03 lines. Both are accessed by a private elevator and are flow-through.
- The 02 line offers 3 bedrooms, 3,5 bathrooms and 2,422 SF. The units are located between the 15th and 45th floor and are priced between $3,643,900 and $3,993,900.
- The 03 line offers 3 bedrooms, 4,5 bathrooms, staff quarters, a family room and a den with 3,078 SF. These units are located between the 15th and 51st floor and are priced between $3,943,900 and $4,700,900
Monaco Yacht Club and Residences, Miami Beach
Monaco is one of the very few new projects on Miami Beach. With only 39 residences and 12 boat slips this very boutique condo is located on Indian Creek Dr. The units will look over the bay, Normandy Isles, La Gorce Island and Allison Island. All units are designed and curated by Piero Lissoni and come fully-finished with fixtures and finishes. The residences will be accessible via private elevator entrances and foyers. The perfect project for someone looking for a private condo with a quiet feel directly on the water with wide open views of the bay and skyline. This project has only a few units left.
The best floor plans are the A and the D Line. The A line has been fully sold out so we only have D line units and one E line unit available at this moment. The D line units are corner residences with 3 bedrooms, 3.5 bathrooms and 2,422 SF. The units are flow-through and offer private elevator access.
The remaining inventory (all D lines) varies from $2.95 to $3.5M.
New Condo Developments in Miami with a budget of $1M-$3M
The Mr C Tigertail residences is the response to the immensely desired and also new Mr C Residences. Sales at the Mr C residences launched just a year ago and sold out in no time. While the first tower offers bay views, the second tower’s selling point will not be its views. Some of the units will offer some water views, but it is not comparable to the views of the first tower. Why do you buy into the Mr C Tigertail residences in Coconut Grove? Buyers love the service, the finishes and the location. Mr C is located in the heart of the Grove close to the town’s shops and stores, the condo offers impeccable services curated by the Cipriani family and residences come with high-end finishes. This project represents European flair in chic Coconut Grove. One of our favorite new buildings in Miami and the only brand new condo in Coconut Grove. Great condo to look at if your budget is around $1M-$3M. For $1M-$2M you are looking at 2 bedrooms, while in the $2M-$3M range you will get a 3 bedroom.
The 04B line from floors 3 till 16 is offering 2 beds, 2.5 baths and 1,310 SF. The 04B Line right now starts at $1.5M and goes up till $2M. The 10 line from floors 9 till 16 is also a great option. You get the preferred North view to Brickell and it’s a corner unit. You will get glimpses of water views to the East between the Bayshore tower and the Marriott. The 10 line trades for $1.8M approx. in Q1 of 2022, but prices might change rapidly.
If you are looking for a 3-bedroom residence then you might consider the 02B line. The 02B line trades between $2.2M and $3M. It is a northeast corner unit that offers 1761 SF, 3 bedrooms and 3 bathrooms.
One of the best Miami Pre-construction condos is Casa Bella in Downtown Miami. Casa Bella is brilliantly imagined by some of the industry’s finest with ARQUITECTONICA as the architect, Pierro Lissoni as the designer and Enzo Enea for the landscaping. The condo offers several very spacious and carefully considered floor plans that offer 10 ft ceilings (11 and 12 ft ceilings in the penthouses). Casa Bella offers an attractive price per SF compared to other new pre-construction condos in Miami.
The best floor plans according to us are the 01 and the 06 line. Both are large corner residences covering the northeast and southeast corners of the condo offering bay views. The 01 line offers 1,953 SF, 3 bedrooms and faces the southeast. All of the bedrooms here face the water. The 06 line offers 2 bedrooms from floors 12 through 22. From the 23rd floor up this becomes a spacious, 2,187 SF unit with 4 bedrooms. The 06 line is located on the northeast corner.
- The 2 bedrooms range from $848,900 to 1,290,900
- 3 bedrooms (01 Line) from $1,365,900 – $1,830,900
- 4 bedroom residences (the 06 line) from $1,935,900-2,089,900 (2,187 SF)
Casamar Pompano Beach
If you want to be on the sand without spending more than $3M, Casamar in Pompano Beach might be a great option. Casamar is project by Related Group and an improved version of the fast selling Solemar in Pompano Beach. The team behind the project is Related Group, Miami-based Arquitectonica and NYC based Rockwell Design.
The floor plans at Casamar in Pompano Beach are large, flow through and offer unobstructed views over the ocean. Another important feature is that they all offer a den and private elevator access. The two bedroom residences start at 1,700 SF and go up to 2,050 SF, three bedrooms range between 2,500 SF and 3,000 SF and the four bedroom residences offer between 3,300 and 3,934SF.
The 06 line is a flow-through corner residence that is currently starting at $2.4M for lower floor levels (selling between $2.4M and $3.5M). To stay below the $3M you will have to opt for an 02 line (3 bedrooms, 2,760 SF ranging between $2.2M and $3.3M), an 04 line (3 bedrooms, 2,500 SF ranging between $2 and $3M) or an 05 Line ( 2 bedrooms and 1,700 SF for $1.5M-$2.6M).
