Fastest ocean access, highest entry price
Fort Lauderdale's most exclusive gated, patrolled waterfront enclave: about 400 homes, established in 1950, including the separately guard-gated Harborage Isle. It sits closest to the Port Everglades Inlet, often minutes by boat to open ocean, with wide, deep canals and no fixed bridges. Residents share a private deeded beach and marina, close to Las Olas Boulevard and downtown.
Premium lots traded at $240 to $340 per square foot in 2018 and at $595 to $659 today.
Our view: Harbor Beach is the one place in this report where entry land got cheaper, down 12% per square foot. For a buyer ready to build a custom estate, that is the most interesting opening on the water right now.
