St. Regis Bahia Mar Penthouse Review: A $22M Fort Lauderdale Sky Home at Half the Price of Miami
The top penthouse at the St. Regis Bahia Mar in Fort Lauderdale, Penthouse 02, is listed at $22 million, or $3,962 per interior square foot. It has four bedrooms on two levels, 5,552 square feet inside and 5,228 square feet of private terraces and pool deck, including a rooftop pool. Measured across its full 10,780 square feet of indoor and outdoor living, the effective price is about $2,041 per square foot. Branded waterfront penthouses in Miami now trade at $5,500 to $8,000 per square foot. Our team has reviewed more than 70 new developments across South Florida, and this unit makes one of the strongest cases for Fort Lauderdale in 2026.
As the yachting world gathers in Fort Lauderdale for the International Boat Show, the marina at the center of it all is undergoing its most ambitious transformation yet. Below, David Siddons and Fort Lauderdale Territory Director Elaine Tatum explain why this penthouse made our list of the ten best new development units in South Florida. Arquitectonica designed the project, with interiors by Tara Bernerd & Partners. It is being developed by Related Group, Tate Capital and Rok Acquisitions in partnership with Marriott International.
A Two-Story Home in the Sky
The penthouse crowns the north side of the Resort Tower, taking up half of the 24th floor and the private level above it on the 25th. Elaine knows the project better than almost anyone, and she chose this unit as the best in the St. Regis Bahia Mar penthouse collection. The main level has 4,982 interior square feet with four bedrooms, four full baths, a powder room and a den, all wrapped by a 1,480-square-foot terrace. Upstairs is a private rooftop level with a pool, a second den, a half bath and a full summer kitchen, set within 3,748 square feet of outdoor space. You get the outdoor life of a waterfront estate without the upkeep of a house.
The views are exceptional: the city skyline to the west, the Intracoastal and marina stretching north, and the Atlantic to the east.
The arrival is just as private. Four self-park spaces in the garage lead to a private elevator lobby and an elevator that serves only this penthouse. A butler door in the laundry and service area lets staff and deliveries come and go without ever interrupting the owner’s day. That is St. Regis service built into the floor plan. Buyers who would normally choose a single-family home for privacy and space get both here, with full St. Regis service on top.
Ownership also includes rare perks: access to the Bahia Mar Club, otherwise reserved for Private Residence owners, plus Yacht Club membership and Preferred Status for a marina slip.
Price and HOA Together: Why the Numbers Work
At first glance, $3,962 per interior square foot sounds high. Compared with Miami, it isn’t. The Four Seasons on Miami Beach is currently the most successful project in South Florida. Over the past six months it has repeatedly sold units at $5,500 to $6,000 per square foot, with top sales close to $8,000. Resales on Miami Beach have reached $8,000 per square foot, and people in the market are already talking about $10,000 buildings. The penthouses at the Mandarin Oriental on Brickell Key are valued at about $50 million each. The St. Regis Bahia Mar penthouse offers the same mix of open views, private pool, hospitality brand and resort service at a fraction of those figures. The average across all units in the project is about $2,300 per square foot. Keep in mind that the St. Regis Bahia Mar figures are asking prices, while the Miami figures are closed sales.
The real advantage shows up after closing, in the monthly costs. Very large condos often struggle because of their HOA fees. A 10,000 square foot unit at $4 per square foot costs about $40,000 a month, and at that level many buyers decide they would be better off in a house. That is why some oversized luxury projects in Miami have had trouble selling.
The Resort Tower at St. Regis Bahia Mar runs at about $1.80 per square foot, and maintenance fees are assessed on interior space only. On Penthouse 02’s 5,552 interior square feet, that works out to about $10,000 a month, and the 5,228 square feet of terraces and pool deck add nothing to the bill. That covers a penthouse with a private rooftop pool, beach club access, a marina at your door and St. Regis butler service. A big reason fees stay this low is the hotel. Hotel revenue helps cover the cost of running the resort, so residents don’t carry the full bill. As David puts it, a project at this scale without a hotel “will cripple your economy.” St. Regis Bahia Mar was built with that in mind.
Taken together, the purchase price and the carrying costs put you in a top-tier branded penthouse for about half of what Miami would charge, with monthly fees closer to those of a well-run house than a trophy condo.

Why This Site Can’t Be Replaced
The best-performing buildings in South Florida tend to share a few traits: open water views, large floor plans, full hospitality service and protected geography. The Mandarin Oriental on Brickell Key, Four Seasons Coconut Grove, Paragon, Apogee and Continuum all fit that description. St. Regis Bahia Mar has every one of these traits and adds a few no other site in the region can match.
The project sits on a 15-acre peninsula within a 40-acre site, with water on every side: the Intracoastal Waterway on one side and 1,800 linear feet of Atlantic beachfront on the other. Next door is a 250-slip megayacht marina, a 22-acre basin with deepwater slips for yachts up to 350 feet and direct ocean access. Nothing else in South Florida compares. Marinas have appeared in new developments before, notably in Aventura, but the timing is different now. More buyers are making South Florida their main home instead of a second or third residence. They spend enough of the year here to justify owning a boat, and they want to keep it close. At Bahia Mar, the yacht is a short walk from the elevator.
Owners without a yacht of their own are covered too. Complimentary Yacht Club membership provides captained yachts for snorkeling, fishing and excursions to the Bahamas, with concierge planning and five-star catering.
The beach is part of the St. Regis experience as well. The resort will run its own beach club, reached by a footbridge, with food and beverage service, umbrellas and water toys, all handled by St. Regis staff. Add the rituals the brand is known for, from champagne sabering to the Bloody Mary and Afternoon Tea rituals, plus its signature butler service, and you have a complete resort lifestyle rather than a condo with a few amenities.
The Bahia Mar Club and a Boutique Hotel: Private Club Living by the Water
The biggest recent change is the new Bahia Mar Club. The original plan called for two private towers of 80 residences each. The developer cancelled the second tower, on the north side, and turned the site into a private club for Private Residence owners, with access also included for Penthouse 02. Residents can start the morning with laps in the club pool, then move to the tennis and padel courts, where a courtside gallery invites friends to gather and watch. The summer kitchen, fire pit and Social Patio set the scene for outdoor entertaining. The Clubhouse is serviced by St. Regis, and the Sunset Terrace looks out over the water at the end of the day. For quieter moments, The Green, a one-acre park, opens onto the Serenity Garden, and a playground gives younger residents a space of their own. Removing that tower also opened up water views across the site, which buyers had asked for more than anything else. Most buyers would have to join a country club to get this kind of club life. Here it is just steps from their front door.
The hotel is also intentionally small, with 122 keys, cut from the original 197. At the same time, the Resort Tower grew to 106 Resort Residences, up from 79, beginning on the 10th floor. A large, busy hotel takes exclusivity away from the owners. A boutique hotel keeps density low and puts private ownership first, with less competition for pool decks, valet and elevators. Resort Residence owners can still choose to place their residence in the resort rental program whenever it suits them, or keep it fully private. Private Residences can be leased for a minimum of six months. Few branded projects offer that flexibility.
Location adds to it. Fort Lauderdale Executive Airport, which matters for private aviation, is minutes away, and Fort Lauderdale-Hollywood International is close by. The result is something Miami rarely provides: a country-club-style setting with beach, marina, sports, green space, a hotel and protected water views on a single site. Our condo performance data shows that resort living at this scale, under a hospitality brand, holds value best over time.
Our View: Who Should Buy This Penthouse
This penthouse fits buyers who are relocating their main home to South Florida and want a beach, a boat slip, private outdoor space and five-star service in one place. It also works well for anyone weighing a waterfront estate against a full-service condo. Run the numbers on price per square foot and monthly carrying costs side by side, and this penthouse very likely comes out ahead. Fort Lauderdale still trades at roughly half of Miami’s prices, and projects of this quality tend to close that gap. Early buyers are the ones who benefit most. St. Regis Bahia Mar is in pre-construction, with completion expected in 2030.
