As Miami’s real estate market continues to bloom, several brand new condo projects have been announced. We decided to provide you with an overview of these brand new Miami pre-construction condos. As always not your average developer pitch, but insightful information you will not find anywhere else. This article is not written to explain you the details of every new condo (for more information we included links to the individual condo pages), but rather to inform you about their best floor plans, their pros & cons and how do they all compare on their average price per SF. We always like to look subjectively at new condo projects focusing on unique features and characteristics that are hard to copy such as finishes, views and locations. The end goal is to see whether the condo’s features justify its price point. We will tell you what to look out for, what to avoid and what to focus on!

What Makes the Perigon Stand Out?
The Perigon in Miami Beach was launched several days ago and although it is already selling not all details are clear as yet. What we do know are strong forces behind this project are as follows:
- The team behind this project is a strong force. First of all the architecture is by OMA New York, the internationally acclaimed firm founded by Rem Koolhaas. Led by theirNew York Partner Jason Long, the architecture was designed as a series of “towers,” rotated to orient and enhance views from all residences toward the Atlantic Ocean, while also optimizing views of Biscayne Bay and the Miami skyline overlooking Miami Beach. The design for the interlocking towers will obtain LEED Gold certification when completed. An impressive architectural gem. The elegant interiors are by Tara Bernerd, the inimitable interior architect known for her hotel (Four Seasons) and private yacht projects. Landscaping will be done by Gustafson, Porter & Bowman, the landscape architecture firm responsible for redesigning the green space at the Eiffel Tower and delivering the powerful Princess Diana Memorial Fountain in London’s Hyde Park, will create lush gardens and serene water features at the base of The Perigon.
- Spacious and Private Residences on the Sand. The Perigon is the first brand new luxury project on the sand of Miami Beach and is therefore very sought-after. Miami Beach only offers one new condo (Five Park), but this is not located on the sand. Furthermore the Perigon offers very large residences with 3 and 4 bedrooms and that is what buyers are looking for: lots of space in a private setting. Besides this, the Perigon offers amazing views and even from the west facing units you can see the ocean, because of its spectacular design. The condo offers the rare possibility to oversee three bodies of water: the Ocean, the intracoastal and Indian Creek
- Well-Considered Floor Plans and Finishes. The floor plans are large and very well considered. They show a great flow much like owning a villa in the sky. All the units offer sufficient exterior space with wraparound terraces and several private terraces. The team behind the project is well established and known for quality product.
The Best Floor Plans
The best floor plans at the Perigon in Miami Beach are the 01, 06 and 02 lines (in that order). The 01 is the largest unit in the building covering the complete east of the condo. These units have east, south and north exposure and of course spectacular ocean views. The 01 Line residences provide for a great flow and offer one large wrap-around balcony as well as an additional private terrace. Three of these units were already sold before the project launched and we are waiting for the next release of 01 units. The second most desired floor plan is the 06 line. The 06 line is the west facing line, which is the second largest residence in the building. This unit provides for north, south and west facing views, but because of the shape of the building also provides for ocean views (east facing). A wrap-around terrace covers the unit and offers bay as well as ocean views.
Finally the 02 line is one of the most desired lines. The 02 line is south and east facing and has a very different layout than the previously mentioned floor plans. This floor plan comes with three very private terraces and provides for bay and ocean views.
Cons
We cannot find any cons thus far, besides the fact that the demand for the only Miami Beach luxury pre-construction condo on the sand is extremely high and the condo does not have that many units to offer. Looking at the price levels of these units, the developer is aware of this.
Waldorf Astoria Downtown Miami
What Makes the Waldorf Astoria Stand Out?
The Waldorf Astoria Residences are associated with a great hospitality brand and come with white-glove services and state of the art amenities. The floor plans are extremely spacious and the height of this tower is not commonly seen in Miami, therefore making these residences unique. Each cube has just a limited (less than 10) number of units per floor plan, which makes the residences less generic. The condo is located in a relatively walkable part of Miami, just minutes from Brickell’s busy core with many restaurants, shops and bars. The units come finished and of course the super large penthouses are spectacular as you are basically given the option to design your own penthouse with your own finishes. The units come with a higher price tag, especially for the downtown area, but we are still in the early launch stages, which means we will find out soon whether there are buyers at this price point or not.
- With 100 floors and standing 1,049 ft tall this is Miami’s tallest residential tower. The residences start from the 42nd floor all the way to the 100th floor. Nowhere else in Miami can you live this high up.
- The Waldorf Astoria Residences offer very spacious units. Miami’s urban core is not known for extreme spacious units, but the developer of the Waldorf Astoria Residences in Miami is now catering to a new wave of Miami buyers. This crowd is looking for a new primary residence and they are looking for space. (The 2 bedrooms range between 1,400 and 2,400 SF, The 3 bedrooms range between 2,400 and 3,500 SF and the four bedrooms range between 3,500 and 4,200 SF)
- Residences are delivered fully finished and interiors are designed by award-winning interior design firm BAMO
- After cube 6 or the 60th floor residents will have completely unobstructed 360 degree views over the water and the city.
- Cube 8, which are the residences from the 80th till the 89th floor, offers unique floor plans. These extremely large residences offer unique views and there are only 8 condos for each of the 4 floor plans on that level.
- Brickell and the Downtown area have a limited amount of truly luxurious condos for sale. One Thousand Museum, the Aston Martin Residences and the Four Seasons in Brickell are the only competition at this level. The Waldorf Astoria fills a gap in the market.
- Although residents will enjoy the Waldorf Astoria signature white-glove services, the residential section including its amenities and social areas will be completely separated from the hotel
- The Penthouses, which start from the 90th floor and up, range between 6,300 and 13,000 SF. The extremely large penthouses, which come with 14ft ceilings, can be completely customized. Buyers can sit down with the developer to choose their own finishes and to customize the unit to their own liking. They even have the possibility to add a pool.
- For investors this condo can be rented for minimally 3 months, three times per year.
The Best Floor Plans
The best floor plans at the Waldorf Astoria Residences are the 01 lines and the 02 or 03 lines. These are corner residences with either northeast exposure (01 line) or southeast exposure (the 02 or the 03 line, depending on the cube). Please find more details about these floor plans here.
Cons
The downtown Miami area is not for everyone. Many buyers do not find the area developed enough (less walkable than Brickell and a low density of ultra-luxury condos). The building can be rented for minimally 3 months, three times per year. This might attract many investors to the condo (great if you are looking for a product to use yourself while renting it out in the high season), but this tends to lower the living experience and makes a condo more vulnerable for economic change in the sense that investors will off-load their condos at the first signs of economic struggle.
Ritz Carlton, Pompano Beach

Although this project has not officially launched yet, there are a few characteristics that really make this project stand out. For this blog we focus mainly on the Beach Tower, which is the largest tower that is located right on the sand of Pompano Beach.
- The superb oceanfront location – Residents will enjoy 250’ of direct oceanfront and the beautiful beaches of Pompano Beach
- The private marina – Many of our buyers want their yacht docked close to their residence

The Best Floor Plans
The large corner residences in the Beach Tower which are the 01 and the 04 lines. These are both ocean facing corner units with 4 bedrooms and 3,000 SF+ of interior living space with a large wrap-around terrace.
In the Yacht Tower I would also recommend the corner residences which are lines 01 and 04 as well.
The Cons
The condo is not located in Miami so it might not be for everyone. Pompano Beach however is really reinventing itself as a destination for luxury condos.
The St Regis Residences Brickell

What Makes the St Regis in Brickell Stand Out?
This project has not launched yet, but on our site you find the first details. We are uniquely speaking about the East Tower now, the first one to launch.
- The St Regis residences offers only 4 units per floor, which are all large corner residences. The smallest residence is a 2-bedroom unit, which still offers 2,375 SF of interior living space
- The floor plans are very well thought-out with spacious common areas, optimized bay views and an amazing flow.
- The trophy floor plans at this project are without a doubt the A (northeast exposure) and B line (southeast exposure). Both are 4 bedroom corner residences with approx. 3,400 SF of living area, 11 ft ceilings, a spacious and deep balcony and mesmerizing bay views.
- Looking for something truly unique? This condo will offer 4 very large (5,000 SF) duplexes with 25ft ceilings and 1,100 SF terraces!
- The prestige of the St Regis brand is hard to copy. The Best Floor Plans
Without a doubt the A and the B line. The A line offering northeast exposure and the B line southeast. Both floor plans offer 4 bedrooms, 5.5 bathrooms and around 3.400 SF of interior space with 311 SF of terrace. Providing for a wow-effect the minute you step in from your private foyer with unobstructed and ample water views. This floor plan offers an open kitchen and living area and comes with an expansive and deep terrace. The bedrooms are separated from the social area by means of a long corridor. This unit also comes with a separate laundry room and service room. 4+ bedroom residences will get 3 parking spaces with additional valet service.
The north side of the building is completely unobstructed as the building next to it, on the north side (Santa Maria), is set back while the St Regis is closer to the ocean. Therefore you clear the views from the lowest floor. On the south you need to be above the 19th floor to clear southeast views.
The Cons
A high price for Brickell at an average of $2,000 per SF and definitely a level of luxury that can only be compared to the Four Seasons residences. A high price for the area, but the product is most certainly worth it. As more and more financial institutions and tech companies are opening their doors in the downtown Miami area we are seeing increased interest for large, primary residences that cater to the relocating families from the northeast. The St Regis is one of the first condos to respond to this gap in the market.
The St Regis Residences Sunny Isles
New Construction Condos Miami: St Regis Sunny Isles
What Makes the St Regis in Sunny Isles Stand Out?
This project has not launched yet, so more details will follow soon. What we can share is that the corner residences will be the most luxurious residences with 3 or 4 bedrooms while the center units will offer 2 bedrooms plus dens. The corner units are also the only units that are flow-through. All residences will be accessible via private elevator. The average price per SF will be approx. $2,000 per SF and the project will be delivered in 2026. Another interesting fact is that the St Regis shares the same developer and architect as the Ritz Carlton Residences in Sunny Isles beach. Therefore we can assume floor plans and finishes will be similar. Just like the Ritz, the St Regis will feature a nautical theme with lots of wood. Designer Patricia Anastassiadis is known for her sophisticated and timeless design.

Brickell’s newest condo project: The Cipriani Residences
What Makes Cipriani in Brickell Stand Out?
Based on the first information, we reckon they have what it takes to get to that level, but until we know more about the finishes it will be hard to tell. Floor plans look good at first sight with 10ft ceilings, deep balconies and really a good amount of space. We were told the developer wants to attract primary buyers and in order to do so floor plans need to be large (one bedroom plus den starts at 1,318 SF) and functional. We requested more information about the finishes, but since we are in a really early stage of the projects, the finishes are still being discussed. So far we know floors (buyers have three options to choose from), and wiring is included in the finishes. Closets are NOT included! We are unsure about ceilings lights or blinds and blackouts we have requested this information.
If you follow us you know we have been critical about branded towers in the past. Our opinion is that a condo should hold its own value even if the brand disappears. In this case the brand is a big name in hospitality, which is also a massive selling point especially for buyers who follow the brand. Cipriani is a high-end hospitality brand that offers some of the world’s best private clubs. Cipriani is present in the world’s most prestigious places such as Monte Carlo, Venice and the Emirates. The Best Floor Plans
The south side of the building is the superior side and for us the 01 line is your best pick. The 01 line offers 3 or 4 bedrooms depending on the floor. They are 2,000 SF+ or almost 3,500 SF for the 4 bedrooms. They also offer large wrap-around balconies.
The Cons
If you are looking for mesmerizing water views, this is not the condo for you. The condo does offer water views specially after the 50th floor, but that is not what they are selling here. Buyers love the Cipriani brand and lifestyle in the middle of Brickell.
Mr C Tigertail Residences, Coconut Grove

The Mr C Tigertail Residences are one of the most anticipated Miami new construction condos .
After a tremendous reception of the first Mr C tower “the Bayshore Tower”, a second condo tower of this Coconut Grove luxury condo was introduced several weeks ago. The brand new “Tigertail Tower” will be similar in look, style, and service to the first tower, albeit that this tower is located behind the Bayshore building and therefore offers less water views.

The Mr C Tigertail Residences will be launched in Coconut Grove, Miami. The Best Floor Plans
At the Tigertail Residences the 06 line is the best floor plan. This is a spacious 3 bedroom corner residence with great flow and offering 2,058 SF of interior space and 477 SF wraparound balcony. The 06 line has the most water views and views of Brickell. In the first tower the 01 and the 02 line are by far the most superior units.
Cons
If you are looking for waterviews this is not your condo. No need to look at a new project just focus on the first tower (The Bayshore Tower) and then specifically the larger water-facing corner units which are the 01 and the 02 lines.
Vita Grove Isle in Coconut Grove

Launched in February 2022, this exclusive project offers just 65 residences on the guard-gated island of Grove Isle.
What Makes this Vita Coconut Grove Stand Out?
We have had an official presentation of Vita and believe this project will be a show-stopper. First of all, Vita is located in the Grove, which is an extremely small neighborhood of Miami where a limited supply of luxury condos, is met by a high demand. The Grove is extremely desired with buyers and many have been waiting for the right project to come along. Additionally, Vita is located on a gated island, which gives this project an extra layer of prestige. Important to add is that the developer Ugo Colombo will give the entire island a facelift so the surroundings match the prestige of this new condo.
The floor plans at Vita are very well considered. They offer a great flow, deep balconies and are very spacious. Many of the units come with a den and living rooms as well as the master bedrooms and bathrooms provide for water views. The penthouses even come with massive rooftop terraces equipped with a studio, summer kitchen and private pool.
All the residences are located on the water and offer mesmerizing views. The island location makes that views will be unobstructed. Last, but not least the finishes are admirable. The developer really wants this project to be high-end with a great level of details not often seen in many other condos. The Best Floor Plans
Mare and Luce are our favorites. The project is divided into three parts: Sole, Luce and Mare. Sole are the units that look into the Grove’s skyline. Luce offers more ample bay views with the Brickell Skyline in the back, while Mare offers the unobstructed ocean views. All the floor plans are rather similar looking regarding flow and lay out. Some of the units come with a den and more expansive living rooms.
The Cons
There are 50-something parking garages available for 65 units. Most of the residents will be able to get a garage, but for those that don’t there is only valet parking available. Not an issue for some people, but many of my clients prefer to park their own cars.
Five Park, Miami Beach

Five Park is one of the Newest Pre construction condos for sale in miami
What Makes Five Park Stand out?
This brand new condo, which will be one of the tallest building (48 floors) on the Beach, will offer 98 residences, which makes it a low density project. What’s different? If you opt for a high floor 01 or 03 line you will be able to see both the ocean as well as the bay from your unit. The condo offers great floor plans (specially the before-mentioned lines) that provide for a good flow. Other nice features are a 3- acre public park next to the condo as well as tasteful retail inclusion, and the creation of an art-inspired bridge that makes the South of Fifth community a walkable wonderland surrounded by Florida’s pristine waters. All residences will come with a private elevator, expansive, open floor plans to maximize the Miami sunlight, 10’ wide sliding door openings enable terrace access from living rooms and 10-foot ceilings. Residences will be delivered fully-finished and range from 1,434SF to 6,000SF, which is quite spacious.
Five Park comes with the usual array of high-end amenities which can be expected from modern day Miami condo buildings, but one of the most appreciated features is the co-working area with private offices and board rooms as well as the residents-only member club “the Canopy Club”.
The developer behind this project is David Martin from the Terra Group. David is the mastermind behind some of Miami’s top buildings (Eighty Seven Park and Park Grove) that sold out very fast and saw their values appreciate at an impressive rate. Those are the buildings everyone wants to be in but nobody wants to sell. Of course Arquitectonica is one of Miami’s most desired architecture firms while Gabellini Sheppart is a very strong name out of NY.
Another pro: Five Park is located in a very walkable area of Miami Beach. Take a walk in the brand new park that is being developed adjacent to Five Park or cross the Pedestrian Bridge into South of Fifth. The South of Fifth area is extremely walkable and offers trendy and world-class restaurants such as Carbone, Planta, Prime 112 and Smith & Wollensky. The beach is within walkable distance as well. Maybe not walkable but a mere 5 to 10 minutes in the car is Sunset Harbour, a hang out spot for locals offering more trendy restaurants and bars.
The Best Floor Plan
There are 5 different floor plans, which offer views over the ocean, the bay, the city, the park or a combination of these. The premium floor plans are the 01 and the 03 line. According to the developer the 03 line will be the most sought-after line. The 01 line is a very large 3,186 SF unit with a 1,083 SF balcony providing for 180 degree views (East, South and West) which include the bay, the city, the port of Miami and the ocean. The ocean can be seen from the living room as well as two of the bedrooms (not the master bedroom). The 03 line offers 180 degree views on the other side of the building (North, East and West) covering the bay, the city, the park and the ocean. This line offers 2,615 SF with just under 1,000 SF of terrace. The larger 02 line offers just bay views while the smaller 04 and 05 lines offer just ocean views.
Cons
It is not actually on the sand and its prices are one of the highest in this list. Not important to everyone, but worth mentioning. Of course it still offers mesmerizing water views and private beach club access.
Casa Bella Residences

What Makes Casa Bella Stand Out?

- Casa Bella offers an attractive price per SF compared to other pre-construction condos. They start selling in the $600K range for a 1 bedroom while the 4 bedroom units start trading for $1.9M.
The Best Floor Plan
The best floor plans are the 01 and the 06 line. Both are large corner residences covering the northeast and southeast sides of the condo offering bay views. The 01 line offers 1,953 SF, 3 bedrooms and faces the southeast. All of the bedrooms here face the water. The 06 line offers 2 bedrooms from floors 12 through 22. From the 23rd floor up this becomes a spacious, 2,187 SF unit with 4 bedrooms. The 06 line is located on the northeast corner.
The Cons
The possibility to rent the unit 6 times per year will lead to high resident turnover . Furthermore, investor-driven condos are more vulnerable to economic change. The downtown area is slightly less walkable than Brickell, which is important to some people.
La Baia Bay Harbor Islands

What Makes La Baia Stand Out?
La Baia’s development team is quite the line up. The developer is Ian Bruce Eichner, the big name behind Continuum in South Beach. He made South of Fifth what it is today and Continuum has been one of Miami’s best performing condos, year over year. The architect of this project is internationally acclaimed Luis Revuelta and landscapes and pool design are done by the renowned Enzo Enea. Interiors are by NY based Durukan Design and construction is by Suffolk Construction.
The Best Floor Plan
The best floor plans are the 01 and the 11 line. Both are large corner residences covering the northeast and southeast sides of the condo offering bayviews. On the lower floors (2-4) both residences offer 3 bedrooms, 3.5 bathrooms and 1,753 SF. On floors 5 and 6 these residences become 4 bedroom units of 2.497 SF.
The Cons
The project is located in Bay Harbor, which is close to Miami Beach and Bal Harbour, but not yet fully discovered as a luxury destination. Developer Ian Bruce Eichner, the big name behind Continuum in South Beach made South of Fifth what it is today, maybe he can do the same for the Bay Harbor Islands. Ceiling heights are only 9ft (penthouses are 10ft).
Baccarat Brickell

Cons
Located in a busier part of Brickell just next to the bridge. Buyers also need to be cautious this is not just another branded tower that has nothing more to provide than a luxury name. Not saying this is the case here but buyers need to be aware of this when buying branded Miami pre-construction condos.
Onda, Bay Harbor Islands

What Makes Onda Stand Out?
Onda is a true boutique condo with only 41 residences on 8 floors, which can be accessed with private and semi-private elevators. The project is located on the east Bay Harbor Island and offers wide bay views. A great team has gathered behind this project with big names like Arquitectonica (Architect), Ugo Colombo & Valerio Morabito (Developers), Enzo Enea (Landscape design) and Carlo & Paolo Colombo (Interior Designer). All of the floor plans are large with large living areas (starting from 1,800 SF for a 2 bedroom unit) and offer an open floor plan. Additionally most of the units offer a den. The project offers a private marina wit 14 slips ranging from 30-55 ft, which is very much in demand with buyers.
From the island owners have direct ocean access through Haulover Inlet and they have access to a water sports launch dock with available kayaks, paddle boards and inflatables. The condo only offers 2-4 bedroom residences with no 1 bedroom units which is often seen as a pro as larger units often attract end-users (less investor-driven). The location of this project allows for very wide bay views as well as views of Bal Harbour and Sunny Isles. Compared to other waterfront locations in Bay Harbor this project does not look directly at neighboring land and offers substantially wide water views.
The Best Floor Plans
The 01 and the 06 lines are the larger corner residences. Specially on floors 5, 6 and 7 these residences offer quite a lot of space. The 01 line on the higher floors offers 3,174 SF while the 06 line offer 3.523 SF. On the 5th floor these units also come with an expansive wrap-around terrace. If you are looking for a large private garden then the 04 line on the 3rd floor is offering 3,000 SF of private garden that comes with a summer kitchen. The 03 line on the 3rd floor comes with 1,403 SF of private garden.
The Cons
The project is located in Bay Harbor, which is close to Miami Beach and Bal Harbour, but not yet fully discovered as a luxury condo destination. Floor heights are up to 9-foot which is still high, but many luxury projects offer 10 ft ceilings. Maybe not a dealbreaker for many, but something to keep in mind nonetheless.

The unobstructed views and flow-through floor plans are excellent features and in (post) pandemic times, home offices are more desired than ever before. Units also come with spacious outdoors terraces up to 11 feet deep. The floor plans have a great flow with the master bedroom overlooking the bay (located next to the living room) and the remaining bedrooms being located in the back of the unit.
The Best Floor Plan?
Lines 01 and 07, the large corner residences. The 01 line with northeast exposure provides for 4 bedrooms and a den/family room/office. This unit offers 2,882 SF of interior space and a wrap-around balcony. The 07 line offer 2,813 SF with 4 bedrooms, 5,5 bathroom, an office and the option to add a staff room. This unit overlooks the southeast corner and also comes with a wrap-around balcony.
Cons
All residences are allowed 3-month seasonal rentals up to 4 times per year, which can make this an investor driven tower. Some of the Edgewater condos are more investor-driven and therefore suffered after they were originally launched and started reselling. What Makes the Bentley Residences Stand Out?
Dezer Development, the developer behind the Porsche Design Tower, will soon start the construction of the Bentley Residences in cooperation with Bentley Motors. At this moment, not much is known about the details of this project other than that is will be a 60-story condo with 216 units that will be completed in 2026. Residents can enjoy luxurious amenities such as an onsite restaurant, cinema, whiskey bar, gym, pool, spa, cigar lounge, cabanas and landscaped gardens.
The project has many similarities with the Porsche Design Tower. Similarities include the link to a luxury car brand, the development team (Dezer), the architect (Sieger Suarez), the tower’s cylindrical form, the in-unit multi-car garage, the patented car elevator, the Sunny Isles location, the private pool on the terraces and the the on-site private restaurant.
The Porsche Tower didn’t do that well in resale and we did not like some of the features of this building. When looking at Bentley we definitely see some improvements like 11ft ceiling heights (slab to slab), which creates a good elevation, a better flow and more light. It creates more of a house feeling so to say. The project also offers large 1,500 SF terraces that provide for a great set up with functional living space and comes with a pool. The developer managed to add air-conditioning on the terraces with a large glass wall, which acts like a shield to keep the fresh air on the terrace. They are also talking about adding fans and lights onto the ceiling, something not often seen in Miami condos, which makes it feel more like a true living room. Furthermore, the car elevator and columns are not in the middle of the building anymore .All in all they made great improvements to the floor plans and building, which makes us very bullish about the project.

Although located on the water, it overlooks the bay. Some might love it, other prefer to be on the sand. This project is 2 blocks from the beach.
