Las Olas Isles
Nurmi Drive shows the teardown math
On Nurmi Drive, the location is constant. Only the age of the house changes, and the price follows it almost exactly.
| Year built | Closed price per SF of lot |
|---|---|
| 2024 (new construction) | $1,000 |
| 2020 | $779 |
| 1964 | $459 |
| 1953 | $344 |
The least expensive lot listed is $3.95 million ($395/SF), up from a recent land closing at $3.325 million ($316/SF). On Delmar Place, a 1956 home at 2311 Delmar Place is pending sale in what reads as a land purchase, on a street where more than half of recent transactions are 2015-or-newer construction.
Our view: If you own an older home here, you are selling land. Price it against recent lot sales, not against other 1950s homes.
