Coral Gables Properties sold for less than $1M

The average sale price was $489 per SF with $369 per SF for properties sold below $1M and $627 per SF for properties sold above $1M. (This includes two sales of $2,000 per SF or more, in case you exclude these the average would be $486 per SF). Properties valued under $1M, sold on average for 4% below their listing prices while this was 11% below listing price in case of properties that were valued at $1M+. In the last month, 4 waterfront properties sold for $600+ per SF while one non waterfront property sold for $670 per SF. Property prices remained rather stable and as mentioned in our 2016 Residential Real Estate Report for Coral Gables, this market still sees the occasional high-end sales with peak prices. As the Gables’ market grew more steadily in the last few years without prices making massive jumps, you see now that the market is still stable and home prices are still growing albeit at a less fast pace.
