Point lots command the highest prices due to accessibility to open water and the ease of docking. Waterfront homes further up a canal are less desirable because of access and water stagnation nearer the canal footer.  Values for waterfront properties are not linear based of square feet. Prices per square foot will spike for properties with more than 120′ of waterfront due to the limited availability.

Proximity to the ocean: Boaters tend to value quick access to the open ocean. Waterfront neighborhoods closest to ocean inlets are the most exclusive. In Ft Lauderdale those neighborhoods with easiest access are Harbor Beach, Rio Vista & Las Olas Isles.

Amenities of the property: The amenities add value to waterfront homes. Buyers most desired amenities include whole house automatic generators, impact windows, heated pools, power and water on the dock. Homes with upgraded and unique amenities stand out in the market.
