The Best Gated Community in Coral Gables: A Deep-Dive into Cocoplum
When it comes to gated communities in Coral Gables, Cocoplum is the cream of the crop. The plush Coral Gables community is situated perfectly, just east of Old Cutler Rd and south of Coconut Grove. Homes in this exclusive enclave are coveted because of the communities’ desirable location, privacy, security and exquisite homes that offer large lot sizes. Cocoplum has many waterfront homes that are ideal for boaters, and water sports enthusiasts alike. The canals of this Coral Gables Community offer direct access to the beautiful Biscayne Bay.
The community is broken up into 2 sections which the Homeowner’s Association refers to as Phase 1 & 2.
Cocoplum Phase 1
Phase 1 consists of the properties that are directly east of Old Cutler Rd and cut off at the first canal on the east side. Phase 1 contains approx 140 homes.
Cocoplum Phase 2
Phase 2 is the larger of the two phases and is part of the Cocoplum Homeowners Association. There are approx 300 homes in Phase 2 which includes the 29 properties in Tahiti Beach. (Identified on map)
Some of the homes in Cocoplum over the years have expanded and occupy double and in some cases triple lots.
Phase 2 of Cocoplum has a mandatory and one time HOA fee of $35,000 which includes all the amenities that make Cocoplum so enticing such as a clubhouse, exercise center, tennis courts, kids playground, a yacht club and gorgeous landscaped parkways and common areas. Besides the one time fee Phase 2 of Cocoplum pays $1,000 every quarter. Phase 1 has limited access to these amenities but has no HOA fees. There is partial usage of amenities available for homeowners in exchange for a reduced HOA fee. Tahiti Beach has a HOA fee which is $100,000 and a quarterly fee which varies per property.

The Cocoplum Market over the last years
Between Phases 1 & 2 approx 50% of the homes in Cocoplum are on the water. Waterfront homes in gated communities are the top end of the luxury market food chain. These homes appreciate extremely well.
The chart below illustrates the activity in Cocoplum over the last 3 years. Even though in 2015-2016 we see a slight price decrease, the trend lines show a significant price increase for waterfront homes and a more moderate yet still impressive price increase for homes on dry lots.
