The Brickell Condo market has seen an increase in inventory since the end of 2013. (see graphs here below).  Although there is a healthy demand for Brickell Condos, the enormous amount of new Brickell Pre-construction condos created a oversupply which the demand cannot absorb anymore. Buyers are still massively coming into Brickell and Brickell pre-construction condos are selling at a fast pace, yet resale condos are suffering under the enormous amount of new competition. Especially condo owners in older buildings are feeling the increased competition. The newer Brickell Condos are offering better amenities, better finishes, better designs or come with fancy branding that attracts Brickell’s pre-dominantly younger crowd.

Brickell prices however are not suffering under the oversupply as the average prices seem to keep on increasing albeit at a much slower pace than before.

Should you avoid Brickell? No, but each condo should be analyzed separately and one must be more careful when investing in a Brickell condo than before. Brickell is a very competitive market these days and whereas before most of the condos were selling profitably these days only the best condos are selling with a high profit.
