Edgewater Condo Sales Are Up 32%, and Prices Are Stronger Than the Headline

Edgewater, Miami posted 103 closings above $1M, up from 78. That’s 25 more buyers who signed and closed, and it’s the clearest demand signal in this report. The raw average sales price dipped about 2%, from $2,039,061 to $1,994,992. That dip comes down to one sale. Last year’s dataset includes a single $9,050,000 closing, more than double this year’s top sale of $4,415,000. Remove it and the 2025 average falls to roughly $1,948,010, which puts this year’s typical closing up 2.4%. Edgewater isn’t pulling back. It simply hasn’t had its ultra-luxury outlier yet.

Price per square foot confirms it: $968 vs. $941.30, up 3%. At the extremes, the lowest closed price per foot rose 27%, from $502.51 to $639.56, while the highest eased 6%, from $1,468.79 to $1,374.78. Those are single sales, so treat them as a signal, not a trend. But they point the same way: the gap between Edgewater’s best and weakest deals is narrower than a year ago.

That’s exactly why your building and your line matter more than the neighborhood average. Paraiso Bay, Missoni Baia, Aria on the Bay and Icon Bay don’t trade at the same number, and our Edgewater Building-by-Building Report shows you where each one sits.

Edgewater HOA Fees Rose 9%: Carrying Costs Are Climbing

Average Edgewater HOA fees rose from $1.12 to $1.22 per square foot, up about 9%. On a 2,500 SF residence, that’s about $250 more a month, or roughly $3,000 a year. Every serious buyer is running that math, so sellers should be ready to discuss it upfront.

Pre-Construction Is About to Reset the Ceiling

The closed data above is resale. Meanwhile, Anantara and The Edition Edgewater are pricing pre-construction at an average of $1,800 to $2,000 per square foot, well above this year’s $968 resale average.  On a 2,000 SF residence, that’s about $1.94M at the resale average versus $3.6M to $4.0M in pre-construction. As The Edition and comparable new towers deliver and start trading, expect them to pull Edgewater resale comps upward. For current owners, that’s a tailwind. For pre-construction buyers, the premium has to be justified by brand, finishes, amenities and building age.

What It Means for You

If you own a condo in Edgewater

  • Price to this year’s comps, not last year’s headline average. The typical Edgewater closing is 2.4% higher than in 2025.
  • The average listing already sits about 8.4 months. Overpricing only adds to it, so get the number right on day one.
  • Lead with your HOA cost per foot. Buyers will ask.

If you’re buying in Edgewater

  • Patience pays. Listings sit 254 days, so use time on market as leverage.
  • Budget about $3,000 a year more in HOA on a 2,500 SF unit than last year’s math showed.
  • Planning a long hold? Resale at $968/SF beneath a $1,800 to $2,000/SF new-construction ceiling is a positive signal.

The Verdict: Edgewater Is Stronger Than the Headline Average

Edgewater, Miami is a stronger market than its headline average suggests: 32% more closings, core pricing up 2.4% and a new-construction ceiling of $1,800 to $2,000 per square foot on the way. The catch is time and carrying cost. Listings sit 254 days on average and HOA fees rose 9%, and that’s where Edgewater deals are won or lost. The next step is knowing exactly where your building, your line and your number sit, before you list or before you buy.
