The Shrinking Supply of Miami Beach’s Ultra-Luxury Oceanfront Condos
Ocean House Surfside is a 25-residence, 12-story boutique condominium directly on the sand in Surfside, scheduled for completion in late summer 2027. Its prime oceanfront residences start at about $4,100 to $4,200 per square foot. Two blocks south, a 10th-floor developer-finished unit at the Surf Club Four Seasons just traded above $7,000 per square foot. For buyers with a budget of $15M to $20M who want a large, walkable, oceanfront primary residence on on the beach, that gap may not last long.

Ultra-Luxury Oceanfront New Construction Is Selling Out
Surfside has become the most expensive condo submarket in South Florida. When the Surf Club Four Seasons launched, prices started around $3,000 per square foot. Today its penthouse has traded at $8,000 per square foot, and standard residences routinely sell at $5,000 to $6,000 or more. That kind of repricing is rare anywhere in the world.
Sold-out projects are not the exception anymore. They are the pattern:
- The Perigon (53rd and Collins): over 90% sold, with remaining units above $5,000 per square foot.
- Rivage Bal Harbour: over 90% sold, trading around $4,500 per square foot.
- Shore Club: sold out, including a $120M penthouse, with trades at $5,000 to $6,000 per square foot.
- Mainland comparison: Mandarin Oriental Brickell is about 85% sold, St. Regis Brickell about 90%, and Four Seasons Coconut Grove has only a handful of units left.
The driver is simple. Wealthy buyers moving to South Florida are buying primary residences, and many of them do not want the density and tourism of South Beach. They want a quieter beach, a village feel, and shops, cafes and restaurants they can walk to. Surfside offers all of that, and very little new product is being built there.

What Makes Ocean House Different
True walkability. Many boutique oceanfront buildings leave you unable to go anywhere without a car. Ocean House sits between Surfside Village and the Bal Harbour Shops, with the Surf Club restaurants two blocks away.
Protected view corridors. Most Miami Beach oceanfront towers are wedged between neighbors close enough to touch from the terrace. Ocean House has the Surfside community center directly to its south, which keeps the south views open. From the 7th floor up, north views to Sunny Isles are open as well. When you step onto the terrace, you see blue and green instead of concrete.
Large floor plans only. The smallest layout, the 02 line, is already sold out. What remains are corner residences with wraparound terraces. Preview all the floor plans here.
Terraces built as outdoor living rooms. Balconies run up to 12 feet deep with warm wood ceilings. Almost every structural column sits on the terrace instead of inside the living space, so you keep your interior square footage.
Privacy built into the construction. We asked the construction team directly how residents are protected from their neighbors. Walls between units are 6 inches thick, with sound insulation in between. Primary bedrooms get extra acoustic insulation from the rest of the residence, so the room where you sleep stays the quietest room in your home. The penthouse goes further, with its own separate acoustic system. Each line also has its own private elevator bank, plus a separate service elevator, so arriving home never means sharing a hallway with the building.
Finishes worth the price of admission. Every residence comes with a Lutron system that controls audio, video, shades and lighting from one place. Large-format 24×48 flooring runs through the entire residence, which gives the interiors a clean, gallery-like feel. Outside, the terraces are finished in travertine. The kitchens and bathrooms have Dekton countertops, a surface that resists heat, stains and scratches.

The 01 line is the prime line. It wraps from north to east to south, with about 75 feet of direct ocean frontage. You get sunrise over the Atlantic and sunset over the Miami skyline from the same residence. We consider the 7th floor the sweet spot, because it is the first level where the north views also clear.
The 03 line is the strongest value in the building. It is a west corner with a 180-degree wraparound terrace, ocean views, and open sightlines over low-rise single-family homes toward the skyline. The same $10M at the Surf Club buys a 1,600 to 1,700 sq ft two-bedroom looking into another building.
The penthouse joins a class of Miami trophy penthouses that buyers now target first. This is what we call top-down selling: buyers take the largest units first, and demand moves down from there.
How Ocean House Compares
If your budget is $15M to $20M for a four-bedroom oceanfront residence, here is the honest list of alternatives:
- Surf Club Four Seasons. Expect $7,000+ per square foot. The brand and services are exceptional, but Ocean House residents can join the Surf Club membership and walk to its restaurants.
- The Perigon. Above $5,000 per square foot, delivering next year, with almost nothing left to buy.
- Rivage Bal Harbour. About $4,500 per square foot and over 90% sold.
- Ocean Terrace. A strong prime line, but delivery is expected around 2030, and the surrounding neighborhood is still being developed.
- South Beach and the mainland (Ritz-Carlton, St. Regis, Mandarin, Four Seasons Coconut Grove). These offer a different, more seasonal or urban lifestyle, and buyers rarely cross over from one to the other.
Ask for over 4,000 sq ft, direct ocean views, protected side views, high ceilings, and delivery within 12 months, and you are down to a handful of options on Miami Beach.

Our Take: Who Should Act Now
If you are a primary-residence buyer in the $15M to $20M range who wants a large Miami Beach oceanfront home, Ocean House belongs on your shortlist before the upper floors of the 01 line are released.
We have seen this pattern before. In the mid-2010s, we sold a four-bedroom combined residence at 87 Park for about $16M. Today it is valued at roughly $36M. It had the same ingredients Ocean House has now: a boutique building, protected views that are hard to replicate, and one of very few units of its size. Ocean House adds something 87 Park doesn’t have, a walkable village at its doorstep.
Three factors make Ocean House more than a leap of faith:
- Visible construction. The structure is up, and you can walk the job site today.
- Delivery in about 12 months, instead of the 3 to 4 years typical of pre-construction.
- Pricing well below its immediate neighbors. At about $4,200 per square foot, it sits more than $2,800 per square foot below recent Surf Club trades two blocks away.
