Two new-construction homes near Kendall’s Killian Drive corridor, the direct route into Pinecrest, sold in 2026 for more than $1,000 a square foot: $1,058/SF for a 5,481-square-foot estate at 9790 SW 114th Street ($5.8 million), and $1,068.60/SF for a 4,679-square-foot home at 8998 SW 108th Street ($5 million, MLS A11566316). That’s well above Kendall’s broader $1.5M to $5M new-construction range of roughly $700 to $800/SF, and it’s the clearest evidence yet that Kendall’s upper end is starting to behave like an extension of Pinecrest rather than a separate, lower-tier market. The open question for developers isn’t whether Kendall can support luxury pricing. It’s where.

When a luxury buyer enters the Miami market, the conversation usually starts with Coral Gables and Pinecrest, the markets they already know. Kendall isn’t there yet in most buyers’ minds, but the numbers above suggest that’s starting to change. Killian isn’t the only corridor showing this shift, just the clearest one to measure. The Falls, a Pinecrest-adjacent luxury pocket, and the Baptist/Galloway corridor have each developed their own high-end residential ecosystems and are additional areas where we’re seeing growth. Killian gets the focus here because it’s the corridor with the hard transaction data tying it directly into Pinecrest, but it’s one data point in a broader westward shift, not the only one.

Land near the Killian corridor is trading at roughly $40 to $44/SF. Move farther west onto larger parcels and the basis drops to roughly $18 to $30/SF, less than half. That’s the market pricing proximity to Pinecrest into the land itself, before a single foundation is poured.

The real underwriting question isn’t “what is Kendall land worth.” It’s what a specific site is capable of becoming, and whether the market has already proven it will pay for that finished product.

The Sales That Prove the Ceiling Moved

The strongest evidence that Kendall’s upper end is moving isn’t in active asking prices. It’s in what buyers have actually paid. 9790 SW 114th Street sold for $1.4 million in 2022 with an older home on the site. Four years later, in 2026, the newly built estate on that same land sold for $5.8 million, or $1,058/SF. The land didn’t change. The product did.

That sale isn’t isolated. 8998 SW 108th Street closed at $5 million ($1,068.60/SF), and two more Kendall new-construction sales landed at roughly $945/SF and $960/SF. Against a broader $700 to $800/SF new-construction market, that’s a real upper tier forming, concentrated near the corridor that connects Kendall directly to Pinecrest.

Why a $7.745M Listing Isn’t Proof of the Same Ceiling

Not every well-built Kendall home is commanding this pricing. 9900 SW 125th Avenue, a 2025 new-construction estate with roughly 7,551 SF on 1.14 acres, is currently offered at $7.745 million, in west-central Kendall (ZIP 33186, bordering The Crossings and Devon Aire), not on the Killian/SW 112th corridor.

The product and scale look comparable to the $5M and $5.8M corridor sales. The location doesn’t. That doesn’t prove the corridor is responsible for the pricing gap, one comparison isn’t causation, but it raises a real question for developers evaluating a site: does proximity to the Killian corridor, and by extension to Pinecrest’s buyer pool, materially expand what a Kendall luxury home can command? A developer doesn’t just need to know Kendall can support a $7 million house. They need to know where.

Don’t Build Pinecrest in Kendall

The opportunity in Kendall isn’t taking a Pinecrest house, moving it west, and raising the construction budget. Buyers don’t pay for a developer’s cost basis. They pay for what they perceive the location and product to be worth together.

Kendall buyers have shown they’ll pay for large lots, privacy, architectural distinction, indoor-outdoor living, pools, outdoor kitchens, sports and entertainment amenities, high ceilings, and high-end finishes, but only when the product is calibrated to its specific corridor and price point. A spectacular house in the wrong micro-market still misses. Kendall doesn’t reject luxury. It rejects luxury that isn’t positioned correctly.

What This Means for a Developer Right Now

The opportunity depends on finding the right property in the right part of Pinecrest, buying it at the right price, and building something that local buyers actually want and are willing to pay for. Areas around Killian, The Falls, and Baptist/Galloway already have strong buyer recognition, but the numbers need to be based on what comparable properties in that specific area are actually selling for—not simply on calling the property “Kendall.”
