The Best Floor Plan at the Bentley Miami Residences

This article was written on the back of my last visit to the Bentley Residences gallery. I’ve had the privilege of visiting the sales center of the Bentley Miami Residences multiple times. As a result, I have valuable hands-on experience in evaluating their floor plans. It’s through these visits and countless conversations with clients inquiring about specific floor plans that I’ve built a deep understanding of the different lines at this new condo in Sunny Isles.

However, what I learned most was the lines (unit floor plans) that made the most sense. The floor plans that were unique and the  ones that created benefit above and beyond what I have seen in the building and elsewhere. Having sold luxury and penthouse units for years I can attest to what works. As opposed to what works on paper. I cannot count the times when I see buyers imagine buying a unit one way and then when they move in realizing that it does not work. I am fortunate to be married to a star interior designer and I have learned to understand proper ‘place planning’ which is a key part of good interior design.

The Pros of the Bentley Residences Miami

The Cons of the Bentley Miami Residences

  • Although the average sales price per SF of $2,350 competes with sales of comparable (or even inferior) units in other Sunny Isles luxury condos, it is one of Miami’s priciest new condos.

The Verdict

  • The Bentley Residences are an excellent alternative for those who want the advantages of Single-Family living without compromising on condo amenities and services.
  • The Best Line is the 02 Line (or Azure) which is a 3,015 SF unit and 1,100-1,700 SF of terrace. Within this line, the premium units are located on the 23rd and 24th floors offering 1,600 SF of terrace.

Single Family Home Meets Condo Convenience

Bentley Residences cater to a unique segment of luxury buyers. These homes offer the privacy and space of a single-family residence but with the amenities and services found in high-end condo buildings.

The 23rd and 24th-floor residences in the south-facing lines are especially captivating, receiving an abundance of sunlight throughout the day, and have the most expansive terraces in the entire development. These terraces are designed for year-round enjoyment. The diamond-shaped glass panels effectively break the wind, ensuring a comfortable environment prime for entertaining, 365 days a year.

These units boast 4,565 square feet of adjusted square footage, putting them in the same league as other prestigious Sunny Isles luxury condos like AcqualinaRitz Carlton, and Turnberry Ocean.

I’m very bullish about the Bentley Miami Residences. It is a project that is developed with end-users in mind providing large, functional floor plans and state-of-the art finishes. Condos geared towards end-users always outperform those that are bought up by investors.

We see more and more buyers looking at luxury condo living. Although the demand for these condos is high, the current market does not have sufficient inventory to cater to these buyers. This is why we have seen massive appreciation in the luxury condo resale market. The new wave of pre-construction condos is now offering large residences, but only a few of them are actually located on the sand.

The scarcity of this kind of unit in combination with some very unique features like balcony pools, extremely large and covered terraces as well as the car elevator makes me believe this condo will perform very well.
