Of course “the best” is very subjective and depends on many factors, but we are sharing our opinion on what we consider as being the best gated communities in Miami and why we think these are the best communities for families moving to Miami.

Why are these Miami’s Best Gated Communities for Families?

We consider Gables Estates and Old Cutler Bay as the best waterfront, private neighborhoods for relocating families. These two neighborhoods are waterfront, gated and offer high-end real estate, but there is much more. First of all, both are located in Coral Gables, and therefore fairly close to almost all of Miami’s top rated private schools. Second of all, both offer homes on large lots with Gables Estates offering homes on at least an acre lot. The extreme large lots at Gables Estates give that extra element of privacy and exclusivity, which is not often seen in Miami’s most desired gated communities. Another important element is the possibility to own a lot on the open Bay. Miami does not offer many homes right on the open bay. Casuarina Concourse and Arvida Parkway in Gables Estates as well as Solano Prado in Old Cutler Bay offer homes on oceanfront lots with unobstructed views over the open water.  For those who can’t be on the open water, the communities offer several wide basins that almost makes you feel like you are living on a bay front lot rather than on a canal front lot. Finally, these neighborhoods offer a real community feel! Our team member and Gables’ expert Jorge Salazar grew up in Old Cutler Bay and can vouch for the quality of life in both communities. It’s safe and small enough to cycle to friends and to let kids be kids. It is ideal for families who enjoy boating, BBQs, pool parties and kids playing around freely.  For boat lovers, both communities can dock yachts with a draft up to 5 ft / 6 ft, while some homes might have deeper drafts. The basins make it easier to accomodate a large vessel, turn it and navigate your way to the open waters in less than 3 minutes.

The Differences between Gables Estates and Old Cutler Bay

While Gables Estates and Old Cutler Bay share the same inlets and are located right next to one another there are several differences between these two communities. Gables Estates offers much larger lots starting at an acre (36,000 SF) with the most common lot size being between an acre and 1.5 acres. Old Cutler Bay however, offers smaller lots most of them ranging between 20,000 and 23,000 SF. While Gables Estates starts selling somewhere between $10M and $15M for well-finished homes, Old Cutler Bay offers more affordable homes starting at $5.5M for a property that needs updating and $8M for a well-done property. Old Cutler Bay really provides you with that same lifestyle as Gables Estates, but for those that prefer something more grande, something more prestigious Gables Estates might be the best fit.
