Have you ever wanted to do your own research into the Miami real estate market? If yes, then we have the tool for you! At the David Siddons Group we live by the motto: ‘helping our clients make better decisions’. With that in mind, we are always analyzing the Miami real estate market to educate our clients and ourselves. Because of this continuous drive to improve our market knowledge we have developed our very own market analytics software, which we would like to share with our clients and readers. This is part 1. Part 2 is much deeper and has been built with our partners ‘Condo Geeks’.

How it works and What you can do with it?
Our advanced analytics page offers you the possibility to see the market statistics of homes or condos in some of Miami’s most desired neighborhoods. You can choose the type of property, the neighborhood, the property style (waterfront, dry lot or new home -3 years or less), and a price range. The system will then provide you with quarterly data (going back 6 quarters or 1.5 years) on average sales price per SF, Months of Inventory, number of closed listings, number of active listings and days on market. As the graph shows the last 6 quarters it gives you a great idea of how the market has performed over time. For each of these screens David will add narrative with his day-to-day experience in this market or particular sales to provide you with a more holistic overview of the market.
This advanced analytics can be used by you as a consumer and is used by us in our reports in combination with other software and our day-to-day experience in the Miami real estate market.

Advanced Analytics – A Working Example
Lets say you want to know how the Miami Beach single-family home market has been performing in the $4M range. Within our advanced analytics screen you choose “Homes”, “Miami Beach”, “Any Style” and the “price range”, which is $3M to $5M. After you click on “search” you see the performance of Miami Beach homes over the last 6 quarters. By hovering over the graph you see for each quarter the key data such as price per SF, days on market and amount of sales.
Maybe you saw a Miami Beach home for sale for $1,000 per SF. Our data tells you that the average sales price per SF is around $800/850 per SF (which is the average price per SF in the last half a year). This would tell you that the property of $1,000 per SF might be overpriced. If the house you are looking for is on the water, then under “Any Style” you select “Waterfront” or if you are looking for statistics of newer homes (3 years or younger) you select “New”.

For our condo analysis we have developed a master tool called Condo Geeks, which allows for a full analysis of the Miami condo market looking at historical sales numbers and prices, the difference in performance between older and newer condos, the months of inventory and current active listings in condos and which large sales happened in each year that have driven the market.
