Gables Estates is an exclusive waterfront and gated community offering 170 homes in the upscale city of Coral Gables. The community is located along the Biscayne Bay and with a few exceptions all homes are located on large waterfront lots of at least an acre. This is one of the very few waterfront neighborhoods in Miami that offer bayfront lots with unobstructed views over the open water. Those homes that are not located on the open bay are situated on any of the inlets or canals with a short distance to the open ocean (no bridges). In 2020 Gables Estates was one of the top neighborhoods for luxury buyers of $10M+ homes with in total of 11 sales above the $10M mark. Gables Estates offers large homes (most are around 9,000- 10,000 SF) on very expansive lots (40,000 – 187,000 SF) making it extremely private. This exclusive community is by far one of the best Miami waterfront neighborhoods.

Gables Estate Club

Once you buy a Gables Estates home you will have to become a member of the Gables Estates Club. The Gables Estates Club requires a non-refundable application fee of $100,000.00 ($105,000.00 if the applicant is a foreigner). The HOA fee at Gables Estates is $7,500 per year. The association fee covers 24-hour security, common area landscaping, maintenance of common areas as well as the salaries for administrators and handymen.

Safety and Security

Safety is of the utmost importance in this gated community. As one of the premier neighborhoods in the US, the community’s security program is specifically designed to offer the highest level of protection including the protection of people, properties, and water crafts. Safety measures include:

  • 24/7 Armed guards provided by G4S are located at both entrances and exits to the community. They stop every vehicle/person entering the neighborhood and monitor every vehicle exiting. In addition, 24-hour patrol cars are doing constant surveillance on each street in the neighborhood.
  • Since most members also have a substantial investment at their dock, the association has boat patrols to guard members’ yachts and watercraft and to watch over their backyards.
  • Topping this off, the community has numerous cameras throughout the neighborhood, watching the entrances, exits, streets, and waterways, which are monitored 24/7 by G4S officers. These include FLIR night vision cameras and beam detectors so nobody enters the neighborhood, or waterways, undetected, day or night. These cameras also record, and recordings are kept.
  • Finally, the homeowners association is extremely proud of the fact that many G4S officers have been with the association for over a decade, some as long as 23 years. Officers are known to recognize family members and to address them by name.
