The importance of appreciating what we know, not how much time we spend on it
Buying your next home with the David Siddons Group: The best Realtor in Miami!
“A giant ship engine failed. The ship’s owners tried one expert after another, but none of them could figure out how to fix the engine. Then they brought in an old man who had been fixing ships since he was a young man. He carried a large bag of tools with him, and when he arrived he immediately went to work. He inspected the engine very carefully, top to bottom. Two of the ship’s owners were there, watching this man, hoping he would know what to do. After looking things over, the old man reached into his bag and pulled out a small hammer. He gently tapped something. Instantly, the engine lurched into life. He carefully put his hammer away. The engine was fixed!
A week later, the owners received a bill from the old man for ten $10,000. “What?!” the owners exclaimed. “He hardly did anything!”. so they wrote the old man a note saying.”Please send us an itemized bill”
The man sent a bill that read:
Tapping with a hammer………………….. $ 2
Knowing where to tap…………………….. $ 9,998!
The moral of the story is: Effort is important, but knowing where to make the effort makes all the difference!”
In Miami, the buyer does not pay a commission to his realtor. The seller pays the commission of both the buying and the selling realtor. Many buyers believe they can save the realtor’s commission by searching for homes themselves. These individuals often end up frustrated, burned out or spend time second guessing whether they really made a good decision. Most of these buyers also end up negotiating poorly because they don’t have the right numbers (maybe other homes in that street sold for much less) or a decent representation. Very often they miss the right home and settle for something less because they don’t have a full view of the market and what is truly available at their price point. In point they make the effort without getting the end result they truly want or deserve.
The David Siddons Group is a top producing team in Miami and has been for close to a decade. We take pride in knowing every street, every building, the backstory and the economic climate of not only that neighborhood, but of the properties at many different price points. As ‘experienced’ professionals and I importantly use the word ‘experienced’ we instinctively know the difference between a good deal and a bad one and between the right home and the wrong one. If it’s out there we will find it even if it is not currently on the market. We do many off-market deals every year and have a database of over 5,000 home owners across Miami. We will also think sideways about other options you as a client may not even have thought of, but which may be better, either for the immediate future or in the long run.
