Coral Gables

Coral Gables is the preferred neighborhood for most families relocating to Miami. A large city with home prices ranging from around $1M to $40M+. It is arguably best situated to be close to any private school, while you are also close to the airport and Brickell. Homes in west Coral Gables (west of the US1) are more affordable than homes in the east and south.

In the west, we find smaller, Old Spanish-Style homes on smaller lots. This does not mean that all homes are alike. West Coral Gables also offers spectacular canal front mansions and beautiful homes near golf courses. In east Coral Gables, we find all the prestigious gated communities. If you are looking for extra safety, prestigo, or want to be close to the open bay, these communities will work best for you.

Pinecrest

Pinecrest is south of Coral Gables. This part of Miami has access to top-rated public schools and has therefore been desired by local families and families moving into Miami. Pinecrest is known for its large homes on large parcels. If you want a big garden or lots of space for your children to run around, Pinecrest is the best option. Pinecrest is home to many super modern and brand-new construction homes. Be careful to use a good agent who knows the difference between a spec home and a custom home.

Ponce Davis

Many newcomers have not heard of Ponce Davis. The Ponce Davis community offers a high concentration of ultra-luxurious homes. The area is located between east and west Coral Gables and therefore offers one of the best locations. The lots are large, and as a result, many brand new mansions have been built in recent years. I highly recommend Ponce Davis, if you are relocating to Miami with a family. I just moved into a brand new Ponce Davis house, after I sold my Coral Gables home.

Coconut Grove

The Grove with its small, lush streets is the most organic part of town. It is very laid back, and one would describe it as understated chic. There is lots of wealth in the Grove, but it has a bohemian vibe. In North Coconut Grove, it is not uncommon to see peacocks strutting down the road. The Grove offers a charming town center with several very desired restaurants and bars that get very busy on the weekends for breakfast and lunch. Coconut Grove is adjacent to Brickell (the financial heart of Miami) and Coral Gables. It is also near several private schools. The Grove offers beautiful homes and townhomes and is home to several gated communities along the bay. Because of its small size and high demand for properties, supply gets absorbed quite fast.

South Miami and High Pines

South Miami and High Pines are more affordable than the before-mentioned parts of Miami. This neighborhood, however, is now experiencing a luxury boom. Many buyers missed out on new construction opportunities, and land prices in Coral Gables and Coconut Grove have gone up considerably. As a result, we have seen many buyers look at South Miami. Miami Developers also saw an opportunity, and therefore we see more and more new construction in the area.

Key Biscayne

Key Biscayne is one of Miami’s best areas to raise kids. The island even has its A-rated public and private schools! Many parents prefer Key Biscayne because of its lifestyle with lots of activities for the kids. The island has many parks, beaches, and community centers, and it is one of the few places in Miami where kids will drive their bikes to school. Key Biscayne homes start selling at around $2M for dry lot homes and go up to $20M for waterfront mansions.
