South Beach Geography
South Beach is the area that runs from 24th street and Dade Boulevard all the way south till the very southern point of Miami Beach and includes South of Fifth (everything south of 5th street). It is home to the most exclusive real estate options in Miami Beach, most of which are high-end condos. Although Miami Beach is synonymous with luxury condo living, South Beach does not offer many high-end residences. Most ultra-luxury condos (as well as most of the brand new Miami Beach condos for sale) are South of Fifth or Mid Beach/North Beach.
Living in South Beach
South Beach is the most famous part of Miami Beach because of its Tourism, called ‘SOBE’ by locals. The accessibility of South Beach to entertainment and beachfront lifestyle makes it the most popular choice for those looking to soak up the vacation vibe. With watersports, boating, outdoor sports, and an array of cafes and restaurants like Mr. Choi, and Juvia. South Beach is also home to the most famous hotels: The W, Setai, One Hotel, Faena, and The Edition. Shopping is a feature of South Beach, and can be summed up in two words; ‘Lincoln Rd’.
South Beach is very synonymous with luxury Condos, and the details of the Condos below are some of the best established. Some of the most desired luxury condos in South Beach are 1 Hotel and Homes, Capri, Il Villaggio, and Bentley Bay South and North. The latest South Beach newcomer is said to be ultra luxurious and is Monad Terrace. Desired are also luxury hotel condos such as the W South Beach, and The Setai Residences.
Economics of South Beach
The economic performance of any neighborhood is often best understood by the relationship between primary residents, to those who are seasonal. Primary are far more economically robust, and secondary nature tends to suffer when the markets turn down. Study our condo geeks tool and look at south Beach’s performance over the last decade. In short, it experienced corrections in 2008, 2015, and 2020.
History of South Beach
South Beach, immortalized in dozens of Movies, TV series, and songs, is rarely portrayed accurately. Many of these do not paint an accurate picture of this neighborhood. The front side of south beach, which centers along Ocean Drive serves no one but tourists. For living in South Beach, the focus of a Condo luxury search should start around 21st and Collins. The first building to consider is the famous Setai hotel, followed by the W, then One hotel and Homes. The other part of a condo search starts on the west side of South Beach along Alton Rd with buildings such as Bentley and The Floridian.

To also consider
If you are looking at South Beach, you will also likely want to consider; the south of fifth and Miami beach condos. We are experts and have been selling these neighborhoods for over 15 years. South of Fifth will offer a more luxurious feel to South Beach but will also be more expensive. Miami Beach runs North and will be a little quieter with fewer hotels.
