The Venetian Islands consist of 6 islands in the Biscayne Bay that connect South Beach with the Greater Downtown area of Miami. The islands are ideally located and are close to the mainland, the beaches, the design district, the financial heart, the airport and many of the city’s best schools. One of the great advantages of living on the Venetian Islands is that you are close to some of Miami’s major highways and therefore traffic becomes less of an issue. The Venetian Islands are a boaters dream with the beautiful Biscayne Beach to navigate, but also the open ocean can be reached in several minutes.
The Best Miami Beach Private Schools – Where should you live?
Homes on the Venetian Islands have always been desired, but the demand saw an enormous peek during the pandemic. As many wealthy families moved into Miami, the Venetian Islands experienced an incredible boom. The Venetian Islands did see many brand new construction homes being built in recent years, but the market absorbed these rather instantly. Because of a lack of inventory, buyers started buying up older homes or empty lots to construct brand new construction homes on the Venetian Islands. A drive around the islands these days will show you that many of the Venetian Islands homes are now newer construction homes and the many construction sites are revealing that there are more to come.
New Construction homes are very desired and of course the Venetian Islands offer some of the best brand new homes that Miami has to offer. While Venetian Islands homes generally start selling around the $2M ($6M for a waterfront home), new construction homes start selling around $4M for a dry lot home and $15M for a waterfront home.
When buying a brand new construction home on the Venetian Islands please know the difference between a spec home or a custom home.
