Ponce Davis Homes. The Neighborhood – where is it?
Ponce Davis is a neighborhood located in the city of Miami, Florida. Located in the northwestern part of the city, just south of the Miami International Airport. The area is home to families from all over the world, making it a very diverse and dynamic place to live. It is easiest to explain its location as homes that run between Erwin Rd to the East and School House Rd to the West. It starts to the North at Sunset Dr and stops to the South at 88th St.
The area is known for its large homes, large lots, and incredible trees! Ponce Davis takes its name from Ponce de Leon, the first European to settle in the area. The area was originally agricultural, and many homes were built in the 1920s and 1930s. For this reason, lots typically are MUCH greater than those you will find on the west side of Sunset into Coral Gables or Gables homes on the other side of Erwin Rd.
The magic of Ponce Davis
Today, Ponce Davis is a very affluent neighborhood. Home to some of the wealthiest families and empty nesters found in Miami. More affordable than the gated communities of Gables Estates or Old Cutler Bay but less affordable than the general parts of Coral Gables. The average home price has gone up enormously between 2020 and 2020. It may just be the best neighborhood for those looking for a quiet and safe neighborhood yet who want to be close to everything.
The magic once you find the ideal Ponce Davis Home for sale is this… You will move in and feel like you are in a very suburban community, yet the illusion changes as soon as you come out onto Sunset Dr and realize you are a mere 5 minutes from the heart of Coconut Grove, 15 minutes to Brickell, and 25 minutes to the beach! It is magical, and after 15 years of selling real estate in Miami, and having owned in both Coconut Grove and Coral Gables it is now where I call home!
Architecture in Ponce Davis
Because Ponce Davis is an unincorporated Miami Dade you will find an array of architecture not limited by Coral Gable’s architectural rules and regulations. Property Lots are large. Since 2017 we have seen some incredible estates and homes built. I built my house with Cesar Molina and other Architects like Max Strange and Choeff Levy Fischman Architecture who designed former Yankees Star Alex Rodriguez’s home in central Ponce Davis.
Ponce Davis Homes for Sale – Economics
Ponce Davis real estate is some of the most expensive in Miami, but it is worth it for its convenience. Homes in this neighborhood are dependent on budget. If your budget falls below $4m, I recommend focusing on the less expensive Coral Gables. If you are looking for a luxurious and convenient place to live in Miami and have a budget between $5m – $15m, Ponce Davis is the perfect neighborhood for you. High Pines Homes – where is it?
High Pines is near Coral Gables. Conveniently located close to the Miami International Airport, Coconut Grove, and within walking distance to local shops and restaurants in South Miami. The neighborhood is home to families, several celebrities, and a few professional athletes.
High Pines is a beautiful family-friendly neighborhood. Single-family homes, with a few apartment complexes and townhomes. The streets lined with trees and little traffic allow children to walk or ride bikes without fear. It does not feel discernibly different from Coral Gables on the West side of Sunset Dr. The only difference is that High Pines does not have sidewalks.
Located in a school district that is highly rated, one of the considerations for those weighing up schools is Sunset Elementary school. Potentially the most well-regarded public school with a Magnet program.
High Pines Real Estate
Homes in High Pines range enormously from old 50’s ranch homes to new contemporary homes. Homes sizes range from 1500 sqft bungalows to 5000 sqft+ modern homes. Lot sizes are between 8000 sqft to 12000 sqft, yet there are a few exceptions.
High Pines is part of the unincorporated Miami Dade area. The significance of this is threefold when compared to adjoining neighborhoods like Coral Gables. Firstly, building codes are more liberal, allowing for bigger homes. The liberal building code has created a surge of building activity. I would recommend for those looking into new construction to consider this area. Secondly, property taxes are a little lower than in the Gables. Thirdly emergency services are not as prompt or as effective as the better-funded Coral Gables.
High Pines Private Schools
High Pines borders South Miami to the West, Ponce-Davis Estates to the East, Coral Gables to the West, and Pinecrest to the South. These are five excellent private schools within a 15-minute drive of High Pines: Gulliver School, Ramson, Carrollton, Mandelstam, and St. Thomas.
