Miami Beach Neighborhood Experience

All Neighborhoods

The arguably most-renowned part of Miami is sometimes referred to as South Beach (From 5th to 25th street), Mid Beach (From 25th to 63rd street) or North Beach (From 63rd to 87th Street). These are all individual neighborhoods of the city of Miami Beach. The different neighborhoods offer a variety of options to their residents. Buyers can choose between oceanfront luxury condos/condo-hotels, more quiet and private residential areas such as Nautilus and La Gorce and the most exclusive waterfront mansions that are located along North Bay Road, the Islands and Indian Creek. The common denominator is the proximity to the water, which makes it so attractive and makes its real estate so desirable.

The A -Rated elementary school North Beach Elementary, and the Nautilus Middle School are located in the Mid Beach area.Top private schools on the mainland are also easily reachable with a short commute. This makes the single-family market very attractive for relocating families.

The residential crowd is made of…

High-rise and low-rise condos; from the more affordable condos to ultra-luxurious condo residences often referred to as Billionaire bunkers. The Beach is also home to more quiet and private residential areas with many superb single-family homes around Golf Courses or along the waters of the intracoastal or the islands between the mainland and the beach. Miami beach is also home to a good amount of private and gated communities.

The lifestyle offered..

The Miami Beach lifestyle can vary significantly. It appeals to the single, young entrepreneurs who want the fast lifestyle around the best restaurants, marinas, nightlife, real estate and all things flashy to the parent who wants a quiet and upscale upbringing for their little ones. As glamorous a lifestyle the beach can offer, it also offers a very laid back (it’s a beach town after all) lifestyle and most residents are very health conscious embracing the city’s may healthy food options and outdoor lifestyle.

The Best Restaurants are..

The Matador at Edition, Los Fuegos at Faena, Upland, Byblos , Villa Azur, La Forge, Milos, Smith and Wollensky.

The Most Popular Building Type You will find is..

High-rise, waterfront condos are amongst the most desired choices for buyers as well as the waterfront mansions along North Bay Road, Pine Tree drive and Indian Creek.

The average home price is..

$1.5 M for a home on a dry lot while for waterfront lots prices range between $3.5M and $20m. The Average price for condos is $1.5M.

The area’s greatest highlight is..

The proximity to water; whether ocean or bay, the parks and the many golf courses.

The area’s best driving distance getaways are…

All of Miami Beach can be reached by foot or within 5 to 10 minutes drive, but the area is also close to the Design District and Brickell. Both are located at about 10 to 15 min driving distance. Bal Harbour, an area desired for its high-end shopping can be reached in 10 to 15 minutes as well.
