The avant-garde EDITION brand, created by innovator Ian Schrager, is coming to Ft Lauderdale Beach. The EDITION Fort Lauderdale, also known as 551 Bayshore Residences Fort Lauderdale, is a residence-only condominium development without a hotel component. It consists of two opulent, 11-story towers. The EDITION is a hotel in North Beach Village in Ft. Lauderdale that is situated right on the Intracoastal Waterway and close to white sand beaches.
Developer Location Ventures has merged the skills of landscape architect Cadence, interior designer ODA, home designer CLODAGH, and architect Garcia Stromberg of GS4 Studios.
The two, three, and four-bedroom + den EDITION apartments range in size from 1,820 to 4,660 Interior SQFT and feature floor-to-ceiling windows and sliding doors, spacious kitchens, and luxurious fixtures.
J.D. Rishi Kapoor: Prior to concentrating on sponsoring development, Rishi spent the previous decade years specializing in residential real estate, mostly in the premium sector, and with solid expertise in sales & marketing. He started Location Ventures with the goal of developing amazing living experiences in upscale settings that included technology and the outdoors. Rishi is currently in charge of overseeing the construction of a $400 million portfolio, which consists of luxury, custom single-family homes, rehabilitated multi-family buildings, and boutique condominiums. He is also the managing partner of URBIN, a business that focuses on co-living, co-working, and wellness.
This is the construction and deposit schedule: 10% at reservation (now), 10% at contract, 10% 15 days after contract, 10% at ground-break, 10% at foundation pour, 10% at top off. 40% closing (end of 2025). Total 60% advance deposits. In the current real estate climate this is somewhat unusual. With the most developers asking for 50% and a number of them asking for 40% total.
