Overview

If you want live in the most established and first neighborhood of Miami then this is the place for you. Coconut Grove is truly a special neighborhood. A drive through the streets and the village will immediately make you slide right into the South Florida lifestyle. Relaxed cafés, beautiful parks, strolling along the edge of Biscayne Bay and most importantly; this neighborhood is home to the best schools.

Trees are highly prized and protected here, understandably as it defines Coconut Grove and its surrounding streets. You won’t find many massive lots in the neighborhood, most homes site on 8,000 to 12,000 sqft lots. You will find big lots on a select number of streets though: Seminole Street, Emathla Street, Natoma Street to name a few.  Zoning laws are relatively liberal, allowing home to cover as much as 80% of the lot.

Homes range from entry level of around $1m up to $30,000,000 for direct waterfront estates. A combination of ranch style, Mediterranean, Key West (Island) and contemporary homes make up the majority this neighborhoods. Definitely by majority a single-family neighborhood with a relatively limited number of condos mainly of Bayshore Dr.

What are the best gated communities…

Coconut Grove has a varied range of communities. The most expensive and exclusive is The Moorings. Check out our communities Page. The Cloisters is the most centrally located that will allow you to literally walk out of the community and into central Coconut Grove in 30 seconds.This is however a community of Villas and not houses. I feel it is also worth mentioned ‘Ye Little Woods’ which is a lesser known community of just 33 homes.

What are the Top Condos in Coconut Grove…

The best Condos are considered: Park Grove, Grove at Grand Bay and Grosvenor House. There is a new Luxury waterfront Condo coming – so please call me for details of that!

Describe the lifestyle in the Grove…

Relaxed, very Active with a lot of bike trails, running paths and big open parks. Expect to see large pelotons of cyclists making their way through the Grove at the weekend while locals hang out with the families eating at any of the many alfresco cafes. An ‘Artsy’ vibe definitely runs strong in the neighborhood.

The Greatest highlights…

The weekend Art festivals, farmers market. The Marina and boating life is huuuuge! Join the Coral Reef Yacht club and hang out in your flip flops to enjoy a waterfront cocktail or two!

Average home price…

Around $1.5m – $2m. Plenty of grand properties though on the water that go way higher!

The best spots to Eat and Drink…

If you want relaxed dining then ‘Lulu’s’ is worth a visit. For more fine dining I’m a fan of ‘Sapore Di Mare’, a great family run Italian spot! Café dining – I love ‘Le Pain Quotidien’ for a quick bite. Coffee lovers? Try out our local ‘Panther Coffee’! It’s awesome.

Who is drawn to the Grove….

Typically families (the best private schools in South Florida – St Stephens, Ranson, Carollton). Couples who have outgrown Brickell. Empty nesters make us the rest.

The best spot for entertainment and shopping….

Coconut Grove is perfectly situated 10 mins from Brickell City Center and 10 mins from Merrick Park for shopping. It is a very very centrally located neighborhood. The good news for shopping in the Grove is that by 2021 we will have a fully operational and brand new shopping experience in the form of the newly renovated Cocowalk. Right now the Grove has a village feels with book stores, boutique shops and cafes.
