Anantara Residences Miami is a 50-story, 650-foot tower at 3601 Biscayne Boulevard in Edgewater, and only 100 of its homes are true private condominium residences. They occupy levels 22 through 49, offer two to six bedrooms in quarter-floor, half-floor and full-floor layouts, and come with a separate secure lobby, 25,000 square feet of resident-only amenities and access to a 30,000-square-foot Vitality and Longevity Center overlooking Biscayne Bay. It is Anantara's first residential project in the United States.
The building combines three products. Hotel suites sit on levels 8 to 10 and the resort residences, which can join a hotel rental program, sit on levels 11 to 21. Every private residence starts above them on Level 22, so owners get higher views and real separation from short-stay guests.
That separation continues at street level, with a dedicated, secure residential lobby apart from the hotel lobby, and private garages on levels 2 to 4.
Choose from two- to six-bedroom homes in quarter-floor, half-floor and full-floor configurations. Select plans add flex rooms for an office, library or well-being room.
August 2026 broker price sheets showed three-bedrooms from about $4.8 million (roughly 2,400 to 3,000 interior sq. ft.), four-bedrooms from about $6.0 million and a full-floor residence of nearly 11,000 sq. ft. from about $23.9 million. Pre-construction pricing changes often, so ask us for the current list.
The Milan-based studio behind Il Sereno on Lake Como and Four Seasons Hotel Milano designed the interiors. Highlights include:
Kitchens feature European cabinetry, stone countertops and backsplashes, Wolf dual-fuel ranges, built-in Sub-Zero refrigeration and wine storage, built-in pantries (walk-in in select homes) and an herb-grow option.
Primary baths are spa-style, with large soaking tubs, open rain showers, private water closets, dual vanities and an option for an in-suite sauna and red light therapy, a feature rarely offered inside a Miami condo.
Level 7 is reserved for private residents: landscaped terraces, gardens and resort-style pools, plus bar and lounge areas, co-working spaces, a game room, a pet grooming spa and a kids spa. Over 30,000 square feet of Thai-inspired gardens and park surround the tower.
The center is the heart of the building. It spans more than 30,000 square feet on Level 6 and blends modern science with ancient Thai healing:
If you now pay separately for a gym, a cryotherapy membership and a longevity clinic, having it all one elevator ride from home saves real time and money.
Every owner gets a dedicated Nam Jai, a personal steward named for the Thai idea of heartfelt generosity. Your Nam Jai is introduced before move-in and handles relocation support, priority restaurant reservations and lifestyle concierge requests, a real advantage for buyers moving to Miami from abroad or out of state.
The developer team is 1000 Group, behind One Thousand Museum, Four Seasons Residences Brickell and Regalia, with over $8 billion in completed projects. The brand is Anantara, part of Minor Hotels with more than 500 properties worldwide. Kohn Pedersen Fox (One Vanderbilt, New York) is the design architect, and Bangkok-based P Landscape designed the gardens.
The resort residences are furnished one- and two-bedroom units that can be placed in Anantara's hotel program when you are away. The private residences are larger two- to six-bedroom homes on higher floors, with their own lobby and amenity level. If you plan to live in Miami full-time or for most of the year, focus on the private residences.
Many Miami towers offer Wolf, Sub-Zero and stone. What sets Anantara apart is the mix of only 100 private homes, a separate arrival, in-residence wellness options and a longevity center most standalone clinics cannot match. If wellness and privacy top your list, target the upper floors and half- or full-floor layouts, where views and flex rooms add the most long-term value. With the hotel expected to open in 2030, early buyers get the best choice of lines.
