    The exclusive and often waterfront homes attract the world’s wealthiest families and real estate investors, often looking for a solid place to raise their family. For families the most attractive aspects are the island’s safety (with 24/7 police control), the presence of one of the best public schools in the USA, and the high-end quality of life and social scene. Other advantages are the great beaches, national parks and golf courses as well as the proximity to the Financial District in Brickell, Coconut Grove and even Miami Beach.

    Real Estate in Key Biscayne Florida is also a favorite with boaters because of the proximity to the open water. Unlike other areas there are no fixed bridges in Key Biscayne and almost all waterfront mansions offer an immediate or fast access to the open waters.

The high demand for Key Biscayne Florida real estate living cannot be answered by the limited supply. The Island only offers a selective amount of homes (especially waterfront homes) and unlike other Miami areas where home flipping is quite common, real estate in Key Biscayne fl is known for its steadiness and low turnover of home owners. The limited amount of inventory and low turnover rates combined with a high demand makes the prices increase year after year.

    What makes it even more unique is the lack of land availability and the limitations put on construction on the island. This has meant that the supply curve shifts very little, sheltering this neighborhood from any over abundance of construction.

    The Key Biscayne Condo Market

    Although most Key Biscayne condos were built more than a decade ago, the Key Biscayne condo market is high-end and very sought after. The most popular with buyers are the

    • Towers of Key Biscayne, which are two premier waterfront condos of 14 stories located on a large lot in a more secluded part of Key Biscayne.
    • Key Colony, which are 4 oceanfront condos on a lush 40 acre beach front property.
    • Ocean club, this 55 acre of oceanfront land is home to a total of 11 condos (Club Tower 1,2 and 3, Ocean tower 1 and 2, Lake Tower, Lake Villa 1, 2 and 3 and Resort Villa 1 and 2)
    • Casa del Mar, a waterfront condo with 200 units

    Only two new condo projects called Key Biscayne home which is the boutique 101 Key Biscayne and the much awaited ultra-luxurious Oceana Key Biscayne project that offers waterfront condos and homes. As these two projects were the only 2 brand new constructions in the last decade, the demand was high.
