This top 10 is not a top 10 of Miami’s most expensive condos. Our top 10 is an overview of what we consider the best condos per neighborhood. This is based on architecture, views, finishes, location, financial health and investment value.
The Best Brickell Condo: Flatiron
I am very fond of Flatiron as I believe the finishes are excellent for its price point (Just below $1,000 per SF). It has been a long time since I was impressed by a building’s finishes and that was not at this price point. I particularly like the 03 floor plan on the higher floors (3 bedroom units) although I must admit I am not a fan of all floor plans at Flatiron. Furthermore the building offers great amenities and is very centrally located.
The Best Coconut Grove Condo: Park Grove

One of the few ultra luxury condos in Coconut Grove. Located in the chic Coconut Grove, Park Grove is offering superb bay views, a private park and 5 star amenities. This condo walks the talk and offers the finest in finishes from the cabinetry in the kitchens to the marble and stone used in the bathrooms and kitchen. Park Grove with its unique features, 12 ft ceilings and waterfront location is likely to keep its value.
The Best Downtown Miami Condo: One Thousand Museum
The best Miami downtown condo if you ask me! One Thousand Museum was just delivered (End of 2019) and offers half and full floor units with spectacular views and layouts. The ceiling heights, the size of the balconies, the views, the finishes. It is all very high-end and able to compete at top levels for a lower price per SF than elsewhere in Miami. This is one of the few truly luxurious condos in the Downtown area.
The Best Edgewater Condo: Elysee
Elysee is located in the newly developed Edgewater on a beautiful waterfront location. With only 100 residences and no more than two per floor Elysee sets a new standard for both Edgewater as well as for the Greater Downtown area. This boutique style building offers only unobstructed bay views and 10-11 ft ceilings. The condo offers private elevators and foyers and spacious units with 3+ bedrooms only.
The Best Surfside Condo: Fendi Chateau Residences
Located on the sand of the very quiet and private Surfside, the Fendi branded residential tower is the brand’s first luxury residential project. Eighty Seven Park is one of these buildings that really stand out in finishes. The developer delivers what they promise and the condo does not cut on high-end features. Furthermore 87 Park features expansive terraces (Almost all the terraces are 60% to 90% the size of the interior space) , private terraces, spectacular views and private elevator access for all units.
Bonus Condo: Regalia Sunny Isles Beach
Regalia has been awarded 2014-2015 Best High Rise residential Development in the Americas at the International Property Awards in London. Regalia is a 46 story high residential tower with only 39 exclusive residences. Regalia has the unique feature of offering only one residence per floor and 11 ft deep wrap-around terraces. Needless to say units are expansive with over 5,515 SF of interior space and at least 2,100 SF of terrace. Each unit is accessed by a private elevator and offers 10 ft ceilings.
