Worse yet, I have seen buyers find themselves on a ‘building’ page, believing they are working with the developer to find its a third party who misinforms, misquotes or just downright lies about the facts of a project. I am going to give you 10 reasons below of factors that we protect our clients from.

4. Is it a good time to buy a New Condo in Miami or should you wait?

This questions revolves around the more granular question; ‘Will New Condo Construction prices go up in 2024?’ From our interview with economic experts and off the back of our 2023 luxury Condo report which looked at the market performance of Q1 and Q2 2023 we expect the Condo market to rise again. In the last year inventory for resale condos have dried up and resale condo prices have risen as a result by as much as 20%. The new condo market has only shifted slightly up but we expect a significant jump in 2024 especially in light of all the ‘ground breakings’ that are due to happen.

Location is everything, and even though you may understand a neighborhood there are some subtle nuisances and factors to consider. What are the elevations of the buildings around them? How elevated are the neighborhoods, and the buildings above sea level? What projects and other developments are happening around the project that could positively or negatively impact your purchase? The developers are unlikely to talk about some of these, especially if it does not suit them! Here is one example: People often consider ‘walkability’ around new condos. They view and understand Beachfront condos from the street but don’t consider it from the other side. More frequently, Beachfront condo owners will use bikes and electric bikes to go grab a coffee. The beach walk and boardwalk are much prettier and safer than being on the street. So ‘Bike ability’ is actually functionally valuable in many condos!

Neighborhood performance is also something we study closely. The ability of Coconut Grove to remain stable and appreciate so well, when other markets have done the opposite has a lot to do with the profile of its Condo owners. Primary and long-term owners with a low amount of renters have made this market extremely bulletproof.

One of the biggest challenges that face the new construction condo market is the construction that leans heavily on brand names. We explore in our articles the value of hospitality brand names against non-hospitality brands and the perceived against ‘true’ economic value to consumers in the resale market! If you consider the hospitality brands such as Four Seasons, Ritz Carlton, or St Regis you should consider that historically hospitality brands outperform non-hospitality brands by 134%!

On the other hand, we have studied non-hospitality branded Condos across Miami and have found that historically there has been an upsell on the ‘brands’ name, which once the product hit the resale market did not translate. In short, the unit values dropped against an unsubstantiated product that had no bearing on the true benefit. No amount of slick marketing is going to make up for poor floor plans and mismanaged service. Brand misdirection has happened in the past. It can and will likely happen again!

6. When is the best time to get a deal on new construction Condos?

Should I buy right at the beginning of a project, right at the end of the project, or does it not make any difference at all? It is generally understood that you should be getting a better deal when purchasing a new construction Condo. Giving the time it takes to build a new Condo there should always be upside. 10. Do I need to be 'in town' to put down a reservation on a unit?

Actually, new construction or pre-construction Condo purchases are one of the few times where we see buyers NOT always coming into town to buy a unit. Because we have all information online, Zoom Calls can be arranged with developers and you can get very much or identically the same sense of understanding whether you are here or not. We also have an in-house videographer who can go to any project and take drone footage to show views, elevations, and other important visuals of the neighborhood.

11. How much should I expect to put down when buying a new construction Condo in Miami or Fort Lauderdale?

Typically the developers will want a total in escrow of 20% at the Contract. This is followed by another 20% – 30% over the course and by the time the building is completely finished and built. This leaves the rest (50% typically) at closing. The initial deposit received is usually 10% and this is called a ‘Reservation Deposit’.

According to both the head of FIU Hollo School, Craig Studnicky from ISG Related (Watch our podcasts with both men) and our own research, Miami has a severe shortage of newer Condo product. The market rose 20% between 2022 and 2023 and the new build prices are now behind many resales. In short, yes. It is an excellent time to buy a new Condo. Perhaps the best time we have seen in 10 years to do so.
