Miami has seen a high amount of pre-construction condos being delivered and although some of that inventory is still being absorbed we would like to discuss the newest batch of brand new condos to be delivered between today and 2022!

Arte is one of the most desired Miami new condo developments and Surfside is an up and coming neighborhood for ultra-luxury condos. The area is also home to the Fendi Chateau Residences and the Surf Club Four Seasons Private Residences. Arte Surfside was just recently announced as an ultra boutique new condo residence designed by legendary Italian architect Antonio Citterio in collaboration with Kobi Karp Architecture and Interior Design. Arte Surfside is composed of 16 individual half and full floor oceanfront residences. Each residence at Arte Surfside is designed for seamless indoor-outdoor living, with broad and deep wraparound terraces going far beyond the conventional balcony to almost double the living space of many residences.
Residence features include direct elevator entry with fingerprint recognition technology, floor to ceiling bronze Schuco gridded insulated and laminated glass wall system. Wraparound terraces with Roman travertine ceilings and Brazilian Ipe decks, and expansive living, dining and entertaining area with Roman travertine accent wall and linear cove lighting. Flooring is luxurious 11” wide 10-foot long Italian White Oak with brushed pearl finish.
One Thousand Museum, Dowtown Miami
One Thousand Museum is an architectural gem designed by the late Zaha Hadid. The tower offers 84 residences, which are full-floor units or half-floor units. No small 1 or 2 bedroom units are found here. All units are 4 bedroom units or bigger. We love the finishes, the architecture and the large floor plans with a great flow. All the units offer views of the Biscayne Bay, the barrier islands and downtown Miami. The higher floors see as far as South Beach and the ocean. The one drawback is that the neighborhood does not have the most exclusive feel. The area is simply not as developed as the areas in which other luxury condos are located.
One Thousand Museum is a unique product with very large floor plans, a homely feeling, lots of light and a helipad at an average of just $1,300 per SF!!!
Eighty Seven Park, Miami Beach
One of the best Miami Beach pre-construction condos if you ask me! 87 Park by Renzo Piano is located in Miami Beach, just meters away from Surfside in a less touristic and more private part of Miami Beach. This condo by architect Renzo Piano offers only 17 floors and to the south of the building there is a large park. This is the only building on the Beach that offers waterviews (The ocean in the east and the intracoastal in the west) as well as views at a park. The location of the park is providing this condo with a 270 degree panoramic view avoiding side views into other buildings. The 02 line is the best line in the building, although this is completely sold out at the moment. As with most of Miami’s prime buildings, Eighty Seven Park offers a high level of finishes, including high quality kitchens and flooring (the units come finished), 10 ft ceilings and extremely large terraces. The building starts selling at $2.5M for smaller units and is expected to be delivered by the end of 2019. If you are looking for a truly high-end new construction condos on Miami Beach then this is your best option.
Palazzo della Luna, Fisher Island
Palazzo della Luna is located on the ultra-private Fisher Island, a small island community just south of South Beach, which can only be reached by ferry, boat or helicopter. Fisher Island is the US’ wealthiest zip code and offers the best of ultra-luxury living and scores high on privacy and exclusivity.
Some of our favorite aspects of Palazzo della Luna are its very large floor plans, which can replace a single family home. From 3 bedroom floor plans to 7 bedroom floor plans, Palazzo della Luna caters to large families and does not feel like your average condo. The floor plans offer great flow and lots of light. Some of the floor plans offer extremely large terraces as well. Secondly, the finishes are without a doubt one of the best developer finishes we have seen. Think of the highest quality of Italian wood floors, Porsche lighting, book-matched marble in the master bathrooms, high ceilings, spacious hall ways etc. . The only downside might be the lack of units with direct and unobstructed ocean views. Palazzo della Luna sells on average for $2,517 per SF, which means it belongs to some of the pricier condos in all of Miami (Please keep in mind units come completely finished and are move-in ready so there are no hidden costs to finish the unit any further)
57 Ocean, Miami Beach
57 Ocean is one of the Miami Beach new construction condos which gets a lot of media attention. It is a luxury 18-story building designed by award-winning architecture firm Arquitectonica, featuring 81 Tropical Modern Condominium Residences in two-to-four-bedroom homes ranging in size from 1,245 SF to 3,623 SF. Residents have direct access to 220 linear feet of Atlantic Beach and the Miami Beach Walk.
Balconies are quite large for the unit sizes ranging from 33% to 50%+ of the interior sizes. The penthouses at 57 Ocean will have private garages, other than that there is no self parking or assigned parking, everyone will need to use the 24/7 valet services. The best line in the building is the 01 line that offers southeast views.
57 Ocean offers 12-foot deep terraces with wood-like ceiling accents. Furthermore the condo offers 10 ft ceiling heights, luxury Italian kitchens and bathrooms by Poliform, Solid marble countertops, waterfall island, and back splashes, Italian fixtures throughout, Master Bedrooms with en suite Master Bathroom and terrace access.
Asking prices here range between $1,200 per SF and $2,300 per SF with an average of $1,850 per SF. The 2 bedroom units in the back (West views) start selling for $1.5M and ocean facing 2 bedrooms plus den start selling at $3.2M. Units go up till $8M with 57 Ocean Penthouse prices upon request.
