Miami Beach’s Most Luxurious Properties

Miami Beach’s residential real estate market is known for its many luxurious waterfront homes. Buyers can find luxurious beach properties on the exclusive and private enclaves of Star Island, Palm Island, Hibiscus Island, or the Venetian Islands. Other high-end homes sit around the La Gorce Golf course, theIndian Creek Country club, and waterfront streets like North Bay Road and Pine Tree Drive. In addition, several gated communities that afford additional privacy exist on Miami Beach, with waterfront lots perfect for boaters or buyers looking for a more private and high-end lifestyle.

These homes price in the high seven- or even eight-figure range. However, not all homes and neighborhoods in Miami Beach are so pricey. Prices for single-family homes range from $1M to $100M

Miami Beach Basics

The neighborhoods of Miami Beach include South Beach, Flamingo, Lummus, Collins Park, Bayshore, Nautilus, Bayshore, La Gorce, Pine Tree Drive, Mid-Beach, North Beach, the Normandy Isles, Biscayne Point, and the Sunset Isles. In addition, the exclusive enclaves in Fisher Island, the Venetian Islands, Star, Palm, and Hibiscus Islands are all easily accessible from Miami Beach.

South Beach and the parts of Mid-Beach and North Beach closest to the Atlantic Ocean mainly consist of hotels and condo buildings. The rest of Miami Beach is heavily residential, with single-family homes of all shapes, styles, and sizes.

Five Minutes From Everything

Some residential areas of Miami Beach are immediately adjacent to busy commercial districts around Alton Road, Lincoln Road, Collins and Washington Avenue, 41st Street, and Normandy Drive. Other neighborhoods are more secluded, particularly on the city’s western side.

Yet all Miami Beach neighborhoods are minutes from world-class entertainment and dining options.

Miami Beach offers some of the most coveted residences in South Florida. Each neighborhood is different, however. As a result, the demand for homes will vary significantly from one area to the other. Demand might even vary wildly within neighborhoods, depending on which side of the street any specific property lies on. Many offerings available are architecturally and historically significant.

Commuting to and from Miami Beach

The ease of commuting to and from Miami Beach depends on the neighborhood and where residents are commuting to. Four causeways link the frontier island to the main Florida Peninsula. The two most popular and heavily trafficked are the MacArthur Causeway and the Julia Tuttle Causeway, which are toll-free and connect to the interstate highway system.

Many residents, however, live, work and seek entertainment locally and have limited need for commuting.

Neighborhood amenities

As an international tourist destination of the highest order, Miami Beach punches high above its class in terms of entertainment, dining, and shopping options for residents. In addition, the city is arguably the best area in all of South Florida for local parks, with South Pointe Park, in particular, an attraction for both the city’s residents and its many, many visitors.

The city has a well-curated collection of cultural and recreational institutions, including several well-appointed museums (the Bass in Collins Park is a true jewel), a ballet, various music performance venues, and a fine arts film house.

Two golf courses, the public Miami Beach Golf Club and private La Gorce Country Club, call Miami Beach home. World-famous beaches run the length of Miami Beach’s eastern shore, where it meets the Atlantic Ocean. A boardwalk built over the decades is a premier location for people-watching and outdoor recreation.

Schools around Miami Beach Homes for Sale

The highest-rated school option in Miami Beach is a charter school in mid-Beach, Mater Academy. In addition, several Jewish day schools serve the significant local community. Residents with school-age children have an easy commute to the private school options in and near Miami. Options include Gulliver, Ramson Everglades, Carrollton, St. Thomas, St. Stephens, and St. Philips.

Local public schools are supplemented by the municipal government and the PTA at each school, raising the quality of education offered to students. North Beach Elementary School and Nautilus Middle School, in particular, are considered excellent and include many students who choose to attend public school even when their families can afford not to.

Miami Beach is a hodge-podge of architectural styles, even within neighborhoods, as is to be expected in a city that has seen continuous waves of development and where bespoke or spec homes are typical. Three architectural styles are predominant in Miami Beach — Art Deco, Mediterranean Revival, and MiMo (Miami Modernism.) Everything from individual homes designed as palatial Neo-Classical buildings to humble Florida vernacular cottages lies between. Contemporary architects create more desirable waterfront homes with clean, modern lines every year.

Miami Beach includes many waterfront homes in various neighborhoods, all facing waters fed from Florida’s Intracoastal Waterway. Most waterfront homes are on the western edge of Miami Beach and have direct access to Biscayne Bay. Other homes face Indian Creek, Surprise Lake, or the Normandy Waterway and have indirect access to Biscayne Bay.

Miami Beach has some protections in place for historically and architecturally significant homes. Buyers who wish to demolish existing older structures to build their dream home must carefully research before buying. Spec homes and buying speculative waterfront lots are common.
