I had an email from a client and friend of mine this week who was looking for a luxury ocean front condo to use as a second home for him and his family. We looked at a number of options but after analysing the numbers he told me feared that Condo prices were back to being close to where they were pre-crisis … and its begs the questions; “Are we over seeing the last of the great condo deals? and: “where is the best value in Condo’s right now?”
Although I honestly don’t think we are seeing prices back to pre crisis figures (another 2 years away), but it got me thinking…. Where is the real value in Condo’s right now? Will we ever be able to replicate and sells the deals we have managed to in the last 2 years where buyers could get a unit below ‘construction cost’? A unit that costs $700 per sqft in the past going for $400 – $500? The truth is sadly, no. But, having said that, its not all negative and it certainly should not mean buyers cannot get good deals in the Condo market now.
Miami skyline has changed permanantly, and many looking to buy on Miami Beach, Sunny Isles or Brickell should start to consider other neighborhoods that do not have such a huge abundance of Condo’s but offer huge ‘lifestyle’ appeal. Coconut Grove is one such area, and the development of Grove at Grande bay will rival anything else anywhere else in Miami. Also with so many more millionaires coming into Miami than ever before (a side effect of the increased trading that has gone on between South and North America as well as the increased ports of Panama and Miami), the market is now full of buyers who are a different animal to what we saw before 2007.
