You can find waterfront homes throughout Coral Gables. These are a combination of Canal, Bay, and direct waterfront properties. The East side of the Gables is closest to the bay and more expensive and sought-after. The waterfront properties west of the US1 are on canals and away from the open water. The neighborhood arguably offers some of the most exclusive gated communities in Miami. Buyers are eager to find a home in its exclusive enclaves. Given the safety, exclusivity, and scarcity of gated communities, the demand for these properties is high the turnover rates are low. The most sought-after gated communities in the Gables are CocoplumGables EstatesGables by the Sea, and Snapper Creek Lakes.

Gated Communities in Coral Gables are in the eastern section of the city. The western part offers the benefit of large homes around the Biltmore Golf Course, Granada, and Riviera Golf Course. The most exclusive gated communities are along the south side of Biscayne Bay. Travel along Old Cutler Rd. and discover many excellent gated communities. CocoplumGables EstatesOld Cutler Bay, and Snapper Creek Lakes. Given the safety, exclusivity, and scarcity of gated communities, the demand for these properties is high and turnover low.

Building in Coral Gables

Coral Gables homes have been massively increasing in prices between 2020 and 2022. Mass migration of buyers from the NE and Californian families looking to be close to good private schools absorbed a lot of the homes for sale. Prices rose very aggressively as inventory dropped to record low levels in 2022. Many buyers have turned their attention to building a new home.
