Morningside is a residential historic sub-neighborhood within Miami’s Upper Eastside. The waterfront residential area is pre-dominantly located east of Biscayne Boulevard in between NE 50th Terrace and NE 61st street. For those more familiar with the Upper Eastside, it is located south of Belle Meade and north of ultra-chic Bay Point.
Since the neighborhood was established between 1920 and 1940, there is a majority of Mediterranean, Art Deco, and vernacular style houses. Like in every Miami neighborhood we see more and more contemporary homes, although many home builders respect the authentic look of the neighborhood and try to adapt their brand new homes to the original style.
Morningside homes for sale vary widely between 1,200 SF and 5,000 SF+. Most properties are located on 5,500 to 25,000 SF+ lots and sell anywhere between $450K to $1,7M. This translates into a sales price per SF of $225 to $650
Why would you buy in Morningside Miami?
Morningside is ideally located just north of the Downtown area and minutes away from Edgewater, the Design District and even Miami Beach. The area offers many waterfront homes which is desired with buyers and investors. The chic area still offers affordable prices compared to other desired Miami areas such as Coral Gables, The Grove and Pinecrest.
Just like the entire Upper Eastside, Morningside is benefitting from the recent boom in neighboring areas such as Edgewater, the Design District and Downtown Miami. Having these booming areas around together with the goverment’s heavy investments into the area and its infrastructure has increased interest in the Morningside area.
