Coconut Grove Condos
Coconut Grove is home to dozen of luxury condos. The Grove’s most desired condos are located along the South Bayshore Drive in North Coconut Grove. The row of Coconut Grove waterfront condos offers superb views of the Biscayne Bay and the Coconut Grove Marinas (Grove Harbour Marina, Dinner Key Marina and the Grove Key Marina). With Coconut Grove’s great walkability score, the Coconut Grove luxury condos are ideal if you like long strolls along the boulevard or towards Coconut Grove’s cozy core of Cocowalk
Despite it desirability Coconut Grove is pre-dominantly a single-family home market with a limited supply of high-end condos. Approximately a dozen luxury condos rise along the prestigious South Bayshore Drive with the most sought after Coconut Grove luxury condos being Grove Hill, The Ritz Carlton, Yacht Harbour and the Coconut Grove Bayshore condo. Most of these condos are luxury condos within the $500K – $1M range. The ultra-luxury condo market in Coconut Grove is very scarce with exceptions being the luxurious Grovenor House and Residences at Vizcaya.
Coconut Grove Luxury Condos
The ultra-luxury market was non-existing before Park Grove and Grove at Grand Bay were announced. The latter two condos are the first truly luxury condos in Coconut Grove and have been selling successfully as the demand for this type of product is high. As the latter two projects put Coconut Grove on the luxury condo map, the bohemian chic village became more and more in vogue with condo buyers. Recently two brand new condos were announced among which waterfront Coconut Grove condo “The Fairchild” and “L’Uccello” which is located along Bird Road in the heart of Coconut Grove.
The demographic and dynamic of Coconut Grove has always been very different to that of the urban ‘Condo’ core (Brickell, Downtown and now the emerging Edgewater neighborhood) as well as the South Beach and Miami Beach Condo market. The ‘needs and wants’ of the population tend to focus on more ‘laid back’ and / or family orientated requirements. Most buyers in Coconut Grove are primary residents and not merely investors. This makes that Coconut Grove sees less turnover in properties than elsewhere in Miami and as there is less speculation of the famous Miami condo flippers, prices have seen steady increases in the last few years.
Because of the limited amount of inventory and the increasing popularity of Coconut Grove, the demand for Coconut Grove condos is higher than the supply. Looking at the inventory of Coconut Grove luxury condos we see that the submarket of condos between $500K and $1M varies between 5 and 15 months of inventory, the market between $1M and $2M varies between 2 and 12 and the market of $2M+ varies between 5 and 11 months. The overall picture shows a neutral or a very well balanced market which provides sellers with the same advantage as buyers and shows the market is in perfect equilibrium.
