- What can I compare Bay House with in terms of Luxuriousness and finishes
Bay House is the First Real High End Luxury product of the MELO group. This project is therefore extremely important for them.
The building can be compared with a condo such as Icon Bay and Paramount on the Bay , the finishes can be compared with Brickell House which shared the same designer as Bay House: Nancy Cromar
Bay House will have a fancy pool deck, a valet, (Semi) private elevator entries, bigger common areas, and a nice gym which will make it highly desirable. Interestingly line 3 has totally private elevators, the others have semi private (which means lines for units 01 and 02 share, and 04 and 05 share)
-What does the Pool Area of Bay House look like?

-The developer also built “23 Biscayne Bay ?(located between Bay House and Paramount if I remember correctly). Can this building be compared to Bay House
No, not at all. Bay House is a high end condominium and the first Real High End Luxury product by the MELO group. Finishes and common areas can not be compared to the 23 Biscayne condo. This building is completely different and will also rent for a higher price
- What is the costs of Maintenance in Bay House.
Price per Sq Ft for Maintenance is $0.50. This is still very low, if you refer to my Investors Guide you will see that most buildings ask for something between $0.60 and $0.80 per Sq.Ft.
-Are the windows floor to ceiling?
-How many foot tall are the units
The units have 9″ Ceilings
-What will the Kitchens look like? Which kind of appliances will they have
The Kitchens will be high end Kitchens. Appliances will be either Bosche or GennAir. Remember that units can have custom made counter tops if required (Not done by the developer)
-What’s the little area/room next to the kitchen for plan 2?
This is a storage space, it will be a walk in pantry
-Will refrigerator and washer/dryer be included?
Yes, they will have both included
-What kind of flooring will be included?
Flooring is not included, that comes afterwards. You will choose floors. It is very untypical for developers to include flooring. We can help you/advise you on this.
-What kind of upgrade can we have and what’s the average amount for the upgrade?

-Are we allowed to have any customization to the home?
Yes, anything you want can be done, but afterwards. See above answer
-Is Bay House going to have 24 hr concierge services like most of other new condos?
Yes 24 hours Valet and Concierge
-With so many new condos being developed, I would imagine more rental units may become available as well. Will I be facing too much competition at that point? How many people are actually moving to Miami that can afford the high rent?
Brickell and Downtown’s population went up by 10% last year. That represents 8,000 new inhabitants. Remember this a direct water facing condo which makes the property more popular than urban City condos. The Rent will still be considered not that high. The median Salary is around $80,000 and we seen no shortage of people willing to pay $4000 or more for a 2 bedroom and $5000 or more for a 3 Bedroom.
OTHER IMPORTANT INFORMATION
I just heard that Jorge Perez, Miami’s biggest real estate developer (Icon Brickell, Icon Bay, MyBrickell, Brickell House, Millecento, 500 Brickell) bought a piece of land 3 blocks north of Bay House. This means that the Related Group will probably build another luxury condominium at that piece of land. This is a good sign as the popularity in the area is expected to increase with the arrival of new condos.
